Preparing Manor Royal warehouse and office floors
Manor Royal, opened in 1950, is Crawley's industrial zone, and its warehouses, workshops and offices are the floors in town where grinding does most of its work. It usually comes first, because the next layer can only be as good as the surface beneath it.
A diamond grinder cuts the surface of a slab or screed with rotating heads, taking it down in thin, even passes. On an industrial floor that removes the things that stop a new finish bonding: worn floor paint, thin coatings, ingrained dirt, the weak laitance on a newer slab, and ridges where one pour bay met the next. In offices it clears carpet tile adhesive and old vinyl glue before the new floor.
A change of tenant usually brings a different use. A unit taking racking or forklift traffic may need a high strength screed over the ground slab, and that only bonds properly to a clean, opened surface. A unit becoming offices may need compound and carpet tiles. Either way, the grinding is planned so the following trade can start straight after.
Grinders and diamond tooling are not something we sell or hire out, and resin and polished concrete are outside what we lay. If a resin finish is planned, we prepare the slab and the resin contractor takes it from there. Cracks, spalled joints and broken areas are put right through our concrete floor repair service before or alongside the grinding.
Grinding floors in Crawley homes and extensions
Only 18% of Crawley's homes were built since 2000, so most house floors being refitted have carried several finishes already. Lift the carpet or vinyl and there is often a layer of old adhesive or a brittle smoothing coat that will not hold anything new. Grinding takes it back to clean concrete, ready for primer.
Single storey rear extensions add the second common job. A new slab rarely finishes exactly level with the original one, and the lip at the doorway can be ground down so the floor runs through. That works for a few millimetres of local difference. A floor that falls across the whole room cannot be ground flat; we take off the high spots and then level the floor with compound or screed over it.
Garages being converted often have oil, paint and a rough surface that need removing before a membrane and screed go down.
Depth is checked first, because grinding too far into a screed can leave it below its minimum thickness. Dust is the other control. Grinding concrete or screed throws up fine silica dust that is harmful to breathe, so every machine we run has an extractor attached and adjoining rooms are sealed off before work starts.
