Screeding in Oxted

Oxted divides into two parts, and the floor beneath you depends partly on which one you live in. Old Oxted is the medieval settlement; New Oxted grew after the railway arrived in 1884; and a large block of post-war houses followed. K & B Screeding hand-lays sand and cement, pumps liquid and anhydrite floors, covers underfloor heating pipes with screed and levels old floors ready for new finishes. The town is about 33.6 miles from our Slough base, below the North Downs, and your price is fixed on paper before anything starts.

Old Oxted, New Oxted and the right screed

Census 2021 recorded 11,491 people in the Oxted built-up area. Detached houses make up 31% of its homes, and with so few homes built recently, most floors here are renovations and extensions rather than new build.

In Old Oxted, buildings such as 2 to 6 Godstone Road and The Old Bell date from the 15th and 16th centuries. Older homes there, and in New Oxted streets such as Chichele Road, may have solid floors with no damp proof membrane, or timber floors that are failing. Renovating those rooms often starts with excavation, then insulation and a new screed, and a hand-laid sand and cement screed in Oxted handles the irregular rooms and fixed thresholds of older houses well.

Oxted's large block of post-war houses raises a separate set of questions. The typical job is an extension, where the challenge is matching the new floor to the old level, and where heating pipes are often laid in the new space. Our page on heated screed for Oxted extensions covers pipe cover and switch-on timing.

For larger open areas, a pumped liquid screed covers a big floor in a day. If an architect's drawing names a calcium sulphate grade, read about anhydrite flow screed grades before the date is set.

And where the floor is sound but simply uneven, there may be no need to dig anything out. A thin levelling compound for an uneven floor can prepare it for tiles, LVT or wood.

Working across Oxted, from Hurst Green to Limpsfield

The town sits at the foot of the North Downs in Tandridge. Hurst Green and the almost wholly residential Holland extend to the south, The Ridge is part of the town too, and Limpsfield adjoins it. Postcodes here include RH8 and CR3.

A screed pour has its place in the build programme. Before we get there, the room has to be sealed from the weather, the wet plastering finished, and your heating engineer should have laid any pipes and pressure tested them. After the pour, the floor is left to dry, and that is the stage most often rushed when a project runs late. Booking the flooring fitter after the screed has been tested, rather than before, avoids most problems.

If we are pumping, the mixer and pump have to stand within a hose's reach of the room. A driveway helps; a narrow lane or a property with steps up to the door needs planning. Mention any of that when you contact us for a quote, so the route is sorted before the day. If a floor is cracked or damaged in places rather than failed throughout, a repair to the affected area may be enough on its own.

FAQs

Screeding in Oxted: your questions

Is there a floor screeding company covering Oxted?

Yes. K & B Screeding Ltd covers Oxted, Hurst Green, Holland and Limpsfield from its yard on Lynch Hill Lane in Slough. The work covers pumped liquid and anhydrite floors, screed over heating pipes, hand-laid sand and cement, and levelling of floors already in place. Once you send the details, expect a phone call that day and a fixed price, in writing, within 24 hours.

How much should I budget to screed a room in Oxted?

Going by published UK figures for 2026, sand and cement runs from £18 to £25 per m², and liquid from £24 to £31 per m². A renovation that involves digging out an old floor and adding insulation costs more than screeding a ready slab. We price the whole job in writing and fix it before work starts.

Should an older floor in Oxted be replaced or levelled?

The answer lies below the surface. A sound, dry solid floor can often be levelled. If the floor was laid without a damp proof membrane, or the timber has rotted or dropped, the floor normally has to be taken up, making room for insulation, a membrane and fresh screed. Lifting a section of the existing finish usually tells you which.
