Screeding in Tonbridge

Whether your Tonbridge floor wants a pumped pour, a hand-laid traditional mix, a heated build-up or an anhydrite specification, K & B Screeding can lay it, and we also level floors that just need a smooth top. The fact that shapes most choices here is the split across the River Medway: post-war estates north of the centre, and railway terraces and Radburn estates to the south. Tonbridge is about 46 miles from our Slough base, east-south-east of the yard, and every job gets a fixed written price before anything is booked.

Which screed fits which part of Tonbridge

Census 2021 put the Tonbridge built-up area at 36,136 people, and the homes they live in fall into a few groups that each need something different underfoot.

North of the centre, Trench Wood and Cage Green are mostly post-war. Semis there are the classic extension project: a new insulated slab at the back, tied into the old floor level, often with heating pipes laid in. Pumped liquid screed for Tonbridge extensions suits that open, single-level floor. Where pipes are going in, the rules on cover and heat-up are set out on our underfloor heating screed page.

South of the river, the Victorian railway terraces around Douglas Road and Barden Park are a different job. Those Victorian floors were mostly laid straight onto the ground without any membrane, so doing one up properly means lifting the lot and rebuilding it in layers: membrane first, then insulation, then a hand-laid sand and cement floor on top.

The estates off Brook Street were built to Radburn layouts. Before new floors go down there, the common need is levelling ahead of new flooring or a screed repair, not a full new screed.

Semi-detached houses make up 43% of Tonbridge homes, which puts the extension build-up at the centre of floor work across much of the town. Higham Wood, Hadlow Stair, Vauxhall and The Park all fall within the area we cover, as does the old core around Tonbridge Castle.

Access and pour timing on Tonbridge streets

Plenty of the railway terraces south of the Medway have nothing but a front step onto the pavement, so the pump and mixer sit at the roadside and the hose snakes in past the front door. If your road has permit bays, a tight footway or a back alley shared with the neighbours, say so when you enquire and the day can be organised around it. Where a house has a drive, pumping is simpler.

Then there is the question of when. We pour once the roof and windows keep the weather out, the plasterer has finished the wet work and any pipework for heating has passed its pressure test. Drying follows: roughly 40 days for the first 40mm and longer beyond that, so fit the tiler's or carpet fitter's date to the screed rather than squeezing the screed in before them.

Flats and newer plots sometimes come with a specification naming a calcium sulphate grade. If yours does, the anhydrite flow screed page explains what the grade means and how the surface is prepared once dry.

Workshops, print works and distribution units are part of the local economy too, and their floors take harder wear than any kitchen. A tired unit floor can often be ground, repaired or given a new wearing screed when a tenant changes.

FAQs

Screeding in Tonbridge: your questions

How much does a new screed cost on a Tonbridge extension?

As a guide, 2026 UK figures run from £18 to £25 per m² for a traditional sand and cement floor and £24 to £31 per m² for a pumped liquid one. On a Trench Wood or Cage Green semi, your figure turns on the extension's floor area, how much depth brings it flush with the old kitchen, where the pump can stand and whether we supply insulation and membrane. Send those details and a fixed price comes back in writing within 24 hours.

Do floors in the terraces around Douglas Road always have to be dug out?

Not always, though often. The original solid floors in those Victorian railway terraces usually have no damp proof membrane. If a floor is damp, cracked or being lowered to fit insulation, breaking it out and relaying is the lasting fix. If it is dry and sound and simply uneven, a levelling compound may be all it needs.

How far ahead should I book screeding for a Tonbridge build?

Get a quote early, as soon as the drawings give you square metres, and pin down the pour date when the shell is closed in and the plastering is dry to the touch. If heating is going in, the pipes need to be laid and to have held their test pressure before we turn up. Booking late, with the floor fitter already chasing, only eats into drying, and there is no shortcut for drying.
