Anhydrite and Flow Screed in Hastings

Calcium sulphate flow screed, also known as anhydrite, is supplied, pumped and finished by our own team in Hastings, at whatever grade the specification calls for. Purpose-built flats account for 20% of Hastings housing. Apartment floors suit this material well: wide, level areas poured in one go over insulation, heating or acoustic layers. The work does not end at the pour, because calcium sulphate needs its laitance removed and a stricter moisture test before flooring.

Grades and products for Hastings apartments and new plots

Only 9% of homes in Hastings were built since 2000. Regeneration has centred on the Priory Quarter and Station Plaza. On any new-build floor, the specification sets the screed, and with calcium sulphate that means a named grade. A conversion of a tall house into flats may name one too, particularly where the new floors sit over acoustic insulation.

The grades come from the European standard for screed materials, where C is compressive and F flexural strength in N/mm2. Light domestic traffic is what CA-C20-F4 is made for. Most houses, flats and offices are laid in CA-C25-F5. For floors that take more punishment, CA-C30-F6 is the step up. Whatever grade the drawings give is the grade that goes in, and for a self-build without one we suggest a grade that fits the rooms and the floor finish.

If the programme needs quicker drying or the floor has to be thinner, an alpha hemihydrate product may be specified. Every such product has its own sheet, and its figures for depth and drying are the ones we follow.

Shrinkage in calcium sulphate is very low, so an open-plan flat can be poured in wide bays with hardly any joints. Door thresholds and the edges of heating zones still get one, and the bay and joint plan is settled before pouring starts. If you want the chemistry behind it, the anhydrite screed guide covers it. Where an older floor needs work first, our floor preparation service covers it.

Laitance and moisture checks on Hastings anhydrite floors

While calcium sulphate dries, a thin, weak skin called laitance builds up on top. If flooring adhesive goes on top of it, the floor is only as strong as that crust. When the moisture has fallen far enough, we sand that skin away and prime with a product made to work on calcium sulphate.

Moisture testing follows. Flooring makers often allow less moisture in calcium sulphate than in cement, so a reading that would pass for a sand and cement floor may fail here. Our hygrometer readings are handed over to you. With heating in the floor, using it to dry the screed is usually possible from about 7 days, warming it in gradual steps.

Anywhere that might get wet needs a different screed. In a flat, that means shower rooms, wet rooms and any utility floor at risk of leaks, which need a cement based flowing screed or sand and cement for Hastings wet rooms instead. Both can be laid on the same visit, so a flat with a shower room and an open living area still gets the right material in each room.

FAQs

Anhydrite & Flow Screed in Hastings: your questions

Which calcium sulphate grade suits a flat in Hastings?

Most flat floors are fine in CA-C25-F5, the grade used across the majority of houses, flats and offices. A lightly used domestic room can take CA-C20-F4, and floors facing heavier wear get CA-C30-F6. Where an engineer has set the grade, we pour exactly that.

Can anhydrite screed be laid over an acoustic layer?

Yes. Calcium sulphate is often poured floating over acoustic or thermal insulation between flats, with an edge strip around the walls to separate the screed from the structure. The acoustic product and depth need to match the specification, so we check the build-up before the pour.

Why do anhydrite floors have a lower moisture limit?

Calcium sulphate reacts differently to moisture than cement, and adhesives bonded to a damp calcium sulphate surface can fail. Many flooring manufacturers therefore set a lower limit for it. We test with a hygrometer before sign-off so the fitter knows the floor is ready.
