Why liquid screed suits Seaford extensions and bungalows
A bungalow extension or conservatory replacement tends to produce a broad, open floor, often joined to an existing kitchen. That is exactly the shape of room that liquid screed handles well. Pumped through the house, it levels itself across the whole room in one go, and because it barely shrinks, the floor can be split into far bigger bays than a hand-laid one. SR1 or SR2 flatness is well within reach, handy if big tiles or LVT are going down afterwards.
Homes built between 1973 and 1999 make up 30% of Seaford's stock, so a good number of houses here are now old enough for a first major refit. Old or newer, the extension floor must line up with the rest of the bungalow, and floating over insulation a liquid screed can be as thin as about 35mm, a good deal less than hand-laid work.
If you are adding wet underfloor heating, liquid screed is the natural partner. It flows around every pipe with no voids and needs at least 25mm of cover, and a thinner layer warms up faster once the heating is running. See underfloor heating screed for Seaford homes for commissioning.
Liquid screeds come in two broad kinds: calcium sulphate for dry interiors and cement based where a floor may get wet. For the specification side of the first, see the anhydrite and calcium sulphate page.
Pumping screed into Seaford houses and flats
Flats account for 21% of Seaford's homes, and an upper floor is not a barrier to liquid screed. The hose can run up a communal stair or through a window, provided the floor below is sealed so nothing leaks through and the structure is ready to take the load.
For a house or bungalow, access is mostly about the path from the kerb to the room. The mixer parks as close as it legally can, and the screed pump sends material along a hose laid over protected floors or round the side of the property. We walk that route at the survey, so pour day has no surprises. The screed pumping is done by our own team; we do not hire out pumps or machines.
Where Seaford owners get caught out is drying. Being able to cross the room within a couple of days tells you nothing about whether flooring can go on. Expect around a millimetre a day for the first 40mm, slower beyond that, and let a moisture reading make the final call.
The same service, under three miles away, is covered on our Newhaven liquid screed page.
