Open-plan floors in Hailsham's older estates
Older semis and detached houses on Hailsham's post-war and late twentieth century estates are where kitchens get opened up and extensions go on. Those jobs create one large floor where there used to be two or three rooms, often with a step or a change of level to deal with.
Liquid screed suits that shape of job. It is pumped from the mixer straight into the room, so a whole extension and kitchen can be covered in one visit, and because it levels itself, surface regularity to SR1 or SR2 is readily achievable. Shrinkage is low, so the floor needs fewer joints than a sand and cement one would.
Depth follows the build-up. On insulation alone, a house floor can be as thin as about 35mm. Bury wet heating pipes in it and they want 25mm or more on top, taking the total to 45 to 50mm in most homes. The new floor has to finish level with the existing house, so we measure the old floor before settling the depth.
Liquid screed comes in two broad types, one based on calcium sulphate and one on cement. The first suits dry living areas, and the second goes where the floor may get wet. Where your drawings name a calcium sulphate grade, the Hailsham anhydrite screed page explains the specification.
Expect £24 to £31 a square metre for liquid screed on published 2026 figures. Our cost guide explains what moves the price up or down.
Pump access and drying on Hailsham driveways
A pump and mixer need somewhere to stand, usually on the road or a driveway, with a hose run to the room. On an estate house with a front drive that is straightforward. About 20% of homes in the town are terraced, and there the hose runs through the house from the pavement, so let us know about parking and access to the rear before the day.
A floor you can stand on may still be far from ready for flooring. Drying runs at roughly one day per millimetre over the first 40mm, then more slowly, and tiles, LVT or wood should only go down once a test shows the floor is dry. If the heating is already in, calcium sulphate can normally be dried with it from about 7 days, raising the temperature gradually.
On new plots, the pour is planned around the rest of the build, with plots weathertight and plastered before we arrive. Pipe cover and commissioning for heated floors are explained under heated floor screed in Hailsham.
