Where new slab meets old in Broadwater and Goring
Extensions and open plan kitchens are a common change to the semis and bungalows of Broadwater and Goring. When a new slab is cast beside an old floor, the two rarely finish at exactly the same height. What remains is a ridge across the opening, sometimes a few millimetres proud, right where a single run of flooring has to pass.
Grinding takes care of the high side. The machine carries rotating diamond segments that shave the surface down in thin passes, so the lip disappears gradually and is checked with a straightedge as the work goes on. Trowel marks and bumps on the new slab come off in the same way. With the high spots gone, a thin compound across both floors finishes the job, and levelling across the old and new floor covers that step.
The limits are worth knowing at the start. Grinding removes local high points; it will not correct a room that falls from one side to the other. If one end of a kitchen sits well below the other, grinding the high end would mean cutting far too deep, so the low ground is built up with compound or screed instead. A screed carries a second risk: grind too much away and what is left may be thinner than the minimum depth it was designed for, and weaker as a result.
Older floors raise their own work. Homes built from 1973 to 1999 make up 15% of Worthing's stock, and many are now old enough to have had more than one covering, so lifting the carpet or vinyl can expose glue, paint or a crumbly top that a grinder takes back to firm concrete.
Decoy Farm, Dominion Way and Worthing commercial units
The industrial estate approved for Decoy Farm in December 2024 will bring new sheds to Dominion Way. Floors of that size are usually cast in bays, and the joints between bays can leave lips, while the top may carry laitance or a curing membrane. Before resin by others, a sealer or a floor covering goes down, the top has to be clean and open, and grinding achieves that. Resin coatings and polished concrete are outside our work; we prepare the surface for the specialist who follows. For very large areas or thick coatings, shot blasting or scarifying may be quicker, and those sit under floor preparation and shot blasting.
Dust is the serious part. Silica is present in concrete, screed and tiles, and grinding them without control releases respirable crystalline silica, which harms the lungs. We grind only with extraction connected to the machine, and doorways and neighbouring rooms are sheeted off. In an occupied shop, an office or a flat with neighbours on the other side of the wall, that protection is planned before the first pass.
We are a contractor, not a hire shop, so we do not sell or rent out grinders or diamond tooling. For a unit a few miles east, see floor grinding in Shoreham-by-Sea.
