Converted flats and old boards across Worthing
A flat in a converted period building often has a floor that has been patched over many decades: original boards, sheets of ply, an old solid section in the kitchen and a step at the bathroom door. New LVT or sheet vinyl shows every ridge in a floor like that.
The usual fix is thin. Over old boards that means fixing them down firmly, adding a suitable overlay where needed, then a thin latex or self levelling layer. Our latex screed service covers that work. On solid floors, the compound is laid from about 2mm up to around 10mm, flowing into dips and setting to a smooth face.
We check flatness by resting a 2m straightedge on the floor and reading the deepest gap under it. Under BS 8204, SR1 tolerates 3mm, SR2 tolerates 5mm and SR3 tolerates 10mm. Thin sheet coverings frequently insist on SR1, and big tiles or click LVT want something close.
Priming is what makes it hold. Every base type needs its own primer, whether that is old screed, concrete, ply or calcium sulphate, and the wrong one can let the compound lift or blister.
The honest limit is depth. Once the hollows go a good way beyond about 10mm, or the base itself is cracked, drummy or damp, pushing more compound in tends to crack and part company with the floor. At that point a new sand and cement screed for older Worthing floors is the better repair.
Shop refits and Decoy Farm units in Worthing
Commercial floors need the same flatness with less downtime. When a shop or office changes tenant, the old covering comes up and the floor beneath is usually a patchwork of adhesive, old repairs and channels from removed cabling. Fast drying compounds keep the programme moving, so the floor layer can follow within the window the product sheet sets.
The plan matters more than the product. Strip and clean the old floor, fill any cracks or holes, prime to suit the base, then pour in bays so the finished level meets every doorway. On an occupied site, phasing the work room by room keeps the business open.
Industrial space is changing too. The approved estate at Decoy Farm on Dominion Way will bring new sheds, and those will need large pumped or high strength floors rather than compound alone. Once the units are fitted out and let, levelling and screed repairs become the ongoing work. Along the coast we cover nearby towns as well, including floor levelling in Shoreham-by-Sea.
