Refit floors at Butlin's and the University of Chichester
When a hotel room, corridor or teaching space is refitted, the floor underneath is often the surprise. Old carpet, vinyl or tiles come up to reveal patches, ridges, old adhesive and areas of different material. Thin flooring will show all of it, so the base has to be brought flat first.
Self levelling compound is poured and spread across the prepared floor, flowing into low spots and drying to a smooth, flat surface. A typical layer is somewhere between about 2mm and 10mm, with some products able to go thicker. Fast drying products keep the programme moving, which helps when rooms have to go back into use quickly.
Flatness is measured against BS 8204. Its SR1 class, the one many thin sheet floors require, permits a gap of 3mm at most under a 2m straightedge. SR2 allows 5mm. Hotel bedrooms and teaching rooms with LVT or sheet vinyl normally need SR1.
Preparation decides whether the compound stays put. Loose material, old adhesive and contamination have to come off, often by grinding, and the right primer has to go on for the base, whether that is concrete, sand and cement or calcium sulphate. That stripping and priming is handled by our floor preparation team. Large refurbishment projects with new screeds as well as levelling come under commercial screeding work. Work on occupied sites can be phased room by room.
Old floors and extension joins in Bognor Regis homes
At home, there are two problems compound usually fixes. The first is an old solid floor that is sound but uneven, with dips, patched areas or a slope from one side of the room to the other. The second is the line where an extension meets the original house, where a small step or slope shows up as soon as a single run of flooring crosses it.
Compound handles both, within limits. Beyond about 10mm of difference, or on a floor that is loose, damp or cracked, compound will not do the job. Poured thick over a floor that really wants a screed, it can crack and come away. In that case a new sand and cement screed over the problem area is the honest recommendation, and we will say so.
Where an inter-war floor has no damp proof membrane, levelling compound will not solve damp coming up from below. That floor needs rebuilding. For the same service in the next town east, see floor levelling in Littlehampton. Timber floor sanding and DIY product sales are outside what we offer.
