Levelling floors in the former Gales Brewery flats
In a converted building, flats put two limits on any floor refurbishment. One is the people next door. At the former Gales Brewery, a floor is the divide between one home and another, so anything that alters how sound moves through it needs thought before new flooring is chosen. Replacing carpet with a hard finish can change how footsteps reach the flat below, so check what is required for the finish and underlay first.
The other is flatness. Thin sheet flooring and click LVT show up every hollow and ridge underneath. Sheet vinyl and similar thin finishes generally need SR1: lay a two metre straightedge down and nowhere should daylight beneath it exceed 3mm. The looser SR2 and SR3 tolerances allow 5mm and 10mm. Older screeds seldom reach SR1 unaided.
That is the gap self levelling compound fills. It usually goes down from about 2mm to around 10mm, with some products able to go thicker, and flows out smooth enough for flooring to follow soon after. Before pouring, we clean off the old surface and prime it with the product that matches what is there: screed, concrete or an older floor finish.
Compound cannot rescue a base that is hollow, crumbling or far out of level. Pile compound thickly onto a failing floor and it tends to crack and let go; in that situation we will point you to a repair to the existing screed or a new hand-laid sand and cement floor.
Refits at Hazleton Interchange and Horndean's industrial estates
With the A3(M) close by, light industry settled on three main estates in Horndean, Hazleton Interchange being the newest, from the early 1990s. A new occupier can bring the floor into the refit. An office or trade counter may want carpet tiles or vinyl on a slab that was laid for storage and vehicles, not for a smooth finish.
Compound is right for those refits if the slab is sound but uneven. If it is damaged, other work comes first: repairs to the concrete floor or grinding, and then the compound.
In houses, a regular levelling job is where an extension meets the original building. The new screed may be flat while the old floor next to it is not, and the step at the doorway shows as soon as one run of LVT crosses it. A thin layer of compound over both joins them into a single surface.
Do not skimp on priming. Calcium sulphate and cement screeds each need their own, and using the wrong one is the usual reason compound comes away. For extensions with a heated floor, our heated floor screed page for Horndean has the detail, and we do the same levelling work over in Petersfield.
