Latex Screed in Bognor Regis

We lay latex screed in Bognor Regis homes before vinyl, LVT, lino, safety flooring or carpet, wherever the base is awkward but sound. It is made by stirring a cement powder into a latex liquid, which does the job water would do in an ordinary compound, and it is spread a few millimetres thick. One point decides much of it here: inter-war houses in Bognor Regis may lack a damp proof membrane, and latex will not keep ground moisture out, so a damp test comes before any compound.

Latex screed over old bases in Bognor Regis homes

Converted flats account for 6% of homes in Bognor Regis and terraced houses for 16%. In buildings like these, a bathroom or kitchen refit often means a new floor finish laid over whatever the last owner left. That might be timber, tiles, a concrete patch or a combination of all three.

Latex is made for those floors. Because the liquid part of the mix is latex instead of water, the cured skim has a little flexibility and grips mixed surfaces well. It goes over four kinds of base. Flooring grade plywood, screwed down over the original boards, is the usual one on an upper floor; the compound never goes straight onto bare boards. Ceramic or quarry tiles can stay where every tile is firmly bonded and cleaned of polish. Uneven older concrete takes it once loose material is removed. Old adhesive can sometimes stay if it is hard and well stuck.

Which finish is going down matters too. Thin sheet vinyl, lino and rubber show every flaw, while a safety floor in a bathroom needs a sound, smooth base so its welded seams sit flat. Carpet is more forgiving but still benefits from a level start.

Each base gets its own primer first. The flatness classes those finishes are measured against are explained on our Bognor Regis floor levelling page, and removing loose tiles or soft glue beforehand is part of our floor preparation work.

Damp and springy boards in Bognor Regis floors

Some floors should not get latex yet, and it is better to know before the flooring is ordered.

Damp is the obvious one here. An inter-war solid floor without a membrane can draw moisture up from the ground, and that moisture passes through a thin compound into the adhesive and the finish. We test with a hygrometer. If the reading is high, the fix is a membrane, which normally means lifting the old floor and rebuilding it with insulation and a sand and cement screed laid by hand.

Movement is the next. Boards that flex underfoot will crack a latex skim along the joints within weeks. They are screwed down, any weak joists are repaired, and plywood goes over them before we lay anything.

The third is level. A floor that drops badly from one wall to another, whether in Elmer, South Bersted or Felpham, needs a repair or a new screed, not a thicker coat of compound.

Calcium sulphate screeds in newer homes and flats need the laitance sanded off and must always be primed with a compatible product before latex. Havant has its own latex screed page.

FAQs

Latex Screed in Bognor Regis: your questions

What is latex screed made of?

It comes in two parts: a cement powder and a liquid latex. They are mixed together on site, with the latex taking the place of the water used in ordinary compound. The result is a thin, slightly flexible layer that grips plywood, tiles and concrete well, which is why it suits the mixed bases that can turn up when an older Bognor Regis floor is stripped.

Can latex go over plywood in a Bognor Regis flat bathroom?

Yes, provided the plywood is flooring grade, screwed down at close centres over boards that are already firm. The ply is primed, then the latex is laid a few millimetres thick to give vinyl or safety flooring a smooth base. It will not waterproof the room, so any tanking or wet room system is a separate step.

How soon can vinyl go onto a new latex screed?

It depends on the product, how thick it was laid and how warm and ventilated the room is. Because latex goes down thin, the wait is usually far shorter than for a screed. We follow the maker's data sheet, tell you when the floor layer can start and check the surface before handing the room over.
