Rebuilding old solid floors in Bognor Regis houses
An old solid floor that has cracked, sunk or let damp through cannot simply be screeded over. It has to come out. The sequence is to break up the existing floor, dig down far enough for the new build-up, consolidate the ground, lay a slab, then a damp proof membrane lapped up to meet the wall's damp course, then insulation, and finally the screed.
The screed fixes the finished height, and in an older house that height is tied to doorways, stairs, the hearth and the floors next door. Sand and cement is mixed in small batches on site and placed by hand, so its depth can be adjusted across a room to meet each of those points. It is then compacted and finished with a float or power float to a dense, level surface.
Floated over insulation, a house floor is laid 65mm deep and a commercial one 75mm. Expect it to take longer to dry than liquid screed, at about a day per mm over the first 40mm and more for each mm after. Plan the flooring date with that in mind, and read our guide on screed drying times before you book the fitter.
Where the slab is sound and only a thin new surface is needed, the bonded option described below may suit instead. For a cracked but otherwise sound base, our screed repairs service can be the cheaper first step.
Wet rooms and garages in Bognor Regis homes
Sand and cement is the default wherever water is involved. It is not weakened by moisture the way a calcium sulphate screed is, and it can be hand-shaped to falls, so it is the usual base for a level-access shower or a wet room. The drain position and finished levels are agreed first, the screed is laid to fall towards the outlet, and the tanking goes on top once it has dried.
Converting a garage is another. Insulation and a membrane go in to lift the floor to match the rest of the house, and a hand-laid screed finishes it in a single visit. Each layer is shown in our guide to garage conversion floors.
If there is little height to play with and the slab below is sound, we can bond a 25 to 40mm screed straight onto it using a bonding agent. Published 2026 figures put that at £12 to £18 per m² (trade2base, June 2026), while a standard sand and cement floor is £18 to £25 per m². The mix can also be made with rapid drying additives where time matters. For homes a short way west, see sand and cement screed in Chichester.
