Preparing Leatherhead office and Swan Centre floors
Strip the carpet tiles from an older office and the slab underneath can carry traces of several fit outs: hardened adhesive, painted markings, patches of old compound and thin coatings. Each of them sits between the concrete and whatever goes down next, and none gives the clean, level subfloor that raised access floors and new carpet tiles need.
Diamond grinding cuts the top of the slab away in thin passes. It strips the residue, opens the surface so a primer can soak in, and trims ridges, trowel marks and lips between bays. After that, a levelling coat can bring the floor to the class the flooring needs; our office floor levelling in Leatherhead page covers that stage.
In a Swan Centre shop unit, the floor may go back to bare concrete when one retailer leaves and another moves in. Grinding a floor of that size does not take long, and once the dust is vacuumed off the base is ready for a primer, compound or quick drying screed.
On larger floors, or where a coating is too thick for diamonds to clear in reasonable time, shot blasting or scarifying may be the better route, and both sit within our floor preparation work. Grinding takes down high spots only. A floor that slopes or dips across a wide area still needs levelling or a screed afterwards.
Our role is the preparation. Grinders and tooling are not something we sell or hire out, and resin or polished concrete is not something we lay, although we can leave a slab ready for a resin system applied by others.
Givons Grove extensions and Leatherhead garages
Around Givons Grove, rear extensions to inter-war houses are common, and the new slab has to meet floors that went down decades earlier. Even with careful setting out, a lip of a few millimetres can remain where new concrete meets old. Grinding that lip down lets a levelling coat or the new flooring cross the junction without a ridge.
Detached houses make up 18% of Leatherhead's homes, and wherever a garage is being turned into a room, the old slab is usually stained with oil, paint or sealer that stops primers bonding. Grinding removes that contaminated skin. If the slab falls towards the door, it will still need building up afterwards, since grinding cannot raise a low area.
Lifting carpet or vinyl in a living room usually leaves glue behind. Thin, hard residue grinds off quickly, and the floor is then ready for a latex coat under new vinyl or for the new finish itself.
Dust needs managing. Grinding any concrete, screed or tile surface throws up fine silica dust that is harmful to breathe, so we grind only with extraction attached and seal off the rooms beyond. We also keep an eye on depth, because grinding too much off a screed can leave it below its minimum thickness. Reigate, about 6.8 miles away, has its own page on floor grinding in Reigate.
