One Leatherhead floor at a time, by building age
Flats make up 43% of Leatherhead's homes, so a good deal of floor work here happens above ground level or inside a shared building. That shapes the screed as much as the room does.
Start with the oldest stock. Edwardian homes on roads like Fairfield Road and Highlands Road can have floors with no damp proof membrane. Renovating one of those Edwardian houses can mean digging the old floor out and starting again: a membrane, a layer of insulation and then a hand-laid sand and cement floor on top.
The inter-war houses around Givons Grove raise a different question. They are often extended at the rear, and the new slab, frequently with heating pipes in the screed, has to meet an older floor that may have no insulation. The Leatherhead underfloor heating screed page deals with that join.
Newer homes and flats are where flowing screeds come in. A pumped liquid screed over open floors suits large, continuous areas, and blocks built to a calcium sulphate specification are covered on our anhydrite flow screed page.
Poplar Road, the town's first council housing, and the post-war roads north of the centre suit extension and repair work, which might mean anything from a new floor in a back addition to patching a broken screed in a hallway. If the old screed in one of those hallways is solid but wavy, a skim of levelling compound may be the whole job.

Planning screed work around Leatherhead and its edges
Census 2021 counted 11,482 people in the Leatherhead built-up area, and we cover all of it: Fetcham Grove, Leatherhead Common, Lower Ashtead, Ashtead Common and Tyrrell's Wood are all part of the town. Postcodes here include KT22 and KT21.
Whatever the address, a pour needs the same groundwork. On the day we turn up, the room needs to be closed against the weather, the plastering and other wet work done, and any heating pipework already laid and pressure tested. After the pour, the floor is left to dry before anything goes on it, and that drying time is the stage most often squeezed when a programme slips.
Access shapes the day. For a pumped floor, the mixer has to park near enough for the hose to stretch to the room; in an upper-floor flat, the stairwell also has to be clear for the hose to climb. Mention parking restrictions, shared entrances and lift sizes when you ask for a price.
Offices and shops work differently again. Former industrial sites in the town were converted into business parks, now home to offices for firms such as Esso, Unilever and Hyundai. Office floors like these, and shop units in the Swan Centre, are priced as commercial screeding work.
