Choosing a screed for Epsom's homes, old and new
Census 2021 put the population of the Epsom built-up area at 35,857. The town sits on a spring line where the chalk of the Downs meets London Clay, and it grew in stages: a spa in the late 17th century, then a racing town once the Oaks and the Derby began in 1779 and 1780.
Its 1920s and 1930s houses are where extension work tends to happen, with new screed laid over insulation and often carrying underfloor heating. A large, open extension floor suits pumped liquid screed, while the depth over pipes and the warm-up are set out on the heated screed page for Epsom.
Older homes near the centre are a different case. They may have solid floors laid without a membrane, which is a common reason to dig the floor out and relay it. That rebuild is the job for traditional sand and cement screed.
West of the centre, at Horton, the five hospitals of the Epsom Cluster closed in the 1990s and 2000s. Their grounds now carry about 1,850 homes, a mix of new build houses and converted Victorian buildings. If the plans for one of those Horton new builds list a calcium sulphate grade, that is explained on the Epsom anhydrite page. In the conversions, floors may need levelling before new finishes or a latex smoothing layer.

Screeding services in Epsom
- Liquid ScreedRear extensions on Epsom's 1920s and 1930s houses suit pumped liquid screed: level, dense and walkable in 24 to 48 hours.
- Sand and Cement ScreedOlder Epsom homes near the centre may have solid floors with no membrane. We dig them out and relay in sand and cement screed.
- Underfloor Heating ScreedHeating an extension on a 1920s or 1930s Epsom house? We screed over underfloor heating pipes with the right cover and a warm-up plan.
- Anhydrite & Flow ScreedEpsom flats and new build plots often specify anhydrite screed. We pour CA grades from C20-F4 to C30-F6 and sand off the laitance.
- Floor LevellingHorton conversions and refits on Kiln Lane and at Longmead need flat floors. Floor levelling in Epsom with compound gets them ready for LVT and tiles.
- Latex ScreedRefits in Epsom's 1920s and 1930s houses often uncover old tiles, boards and patched concrete for latex screed to smooth.
- Concrete Floor GrindingUnits on Kiln Lane and Longmead Industrial Estate, plus Epsom garages and extensions: concrete floor grinding with dust extraction.
We also offer fibre reinforced screed, quick drying screed, high strength screed, bonded screed, floor preparation, screed repairs, concrete floor repair, screed pumping, insulation & membranes, commercial screeding and residential screeding in Epsom.
Pour dates, parking and Epsom's industrial units
On an Epsom extension, screeding falls in the middle of the build. Before we come, the shell needs to keep the rain out, with windows and doors in and the wet plaster done. Heating pipes, if any, should already be fixed down and pressure tested. How long the floor then takes to dry turns on its depth and what it is made of, so fix the flooring fitter's date after the screed's, not the other way round.
On the day, access decides the method. With liquid screed, the pump and mixer must sit close enough that the hose reaches the room; sand and cement is more forgiving, since it can be barrowed in from wherever the load is dropped off. If the street has parking controls, or the only route to the back is through the house, mention it when you ask for a price. Postcodes here include KT18 and KT19.
Epsom's working floors sit mainly in its industrial areas. Kiln Lane was once home to brick and tile making, and the Longmead Industrial Estate stands on a former sewage farm site. Units in both suit high strength screed, concrete repair and floor grinding rather than domestic products, and they are planned and priced as commercial work, often around a tenant's fit-out date.
