Grinding unit floors on Kiln Lane and Longmead
Most of Epsom's working floors are on Kiln Lane and the Longmead Industrial Estate. A unit that changes tenant can be left with painted walkways, glue from an old office area, oil stains and patches of coating. None of those gives a new screed, compound or covering anything to bond to.
Diamond grinding removes them by cutting. Heads set with diamond segments rotate over the slab and take its top away in thin layers, clearing paint, adhesive, thin coatings and laitance, and cutting down ridges, trowel marks and lips between pour bays. What is left is bare, sound concrete ready for the next stage.
That next stage varies. A unit taking forklift traffic may need a high strength screed laid over the ground slab. Cracks and broken arrises are dealt with by concrete floor repair. Where a tenant wants a resin finish, we prepare the slab and a resin specialist lays it; neither resin nor polished concrete is laid by us.
Thickness matters when a unit has an existing screed rather than a bare slab. Cut too deep and a screed can end up below the depth it needs, so the depth is checked first. On a very large floor, or where a coating is too heavy for grinding to clear efficiently, shot blasting or scarifying may suit better, and the choice is explained in the price.
Epsom extensions, garages and lifted carpet
Grinding has a domestic side too. Rear extensions on the town's interwar houses are the main case, and the new slab seldom finishes exactly level with the old floor. A lip along the old wall line is ground down so compound or a new covering can cross it smoothly.
Homes built from 1945 to 1972 make up 20% of Epsom, and floors of any age that have had carpet or vinyl lifted often keep a layer of old glue. Grinding cuts it back to clean concrete. Garage slabs being converted have their oil and paint removed the same way.
What grinding cannot do is correct a floor that falls or sags across a whole room. We grind the high spots, then bring the rest up with self levelling compound for Epsom homes or a screed.
Grinding concrete, screed or tile throws up respirable crystalline silica dust. We grind only with extraction and screen off adjoining rooms. Our grinders and tooling are not sold or hired. The same service runs in Walton-on-Thames.
