Preparing Molly Millars Lane units for the next tenant
Molly Millars Lane has HGV access and a run of estates, among them Wokingham Commercial Centre. A unit that has been occupied for years usually carries traces of each tenant: painted walkways, carpet tiles glued down in the office, a patch of screed where a machine was bolted to the floor. Whatever the next occupier lays, whether vinyl, carpet tiles, levelling compound or a coating, has to bond to the concrete itself.
Grinding gets it there. A machine fitted with diamond segments spins across the surface and cuts the top away in thin layers. It takes off paint, thin coatings and adhesive residue, removes the weak, dusty laitance, and knocks down ridges, trowel marks and lips where neighbouring bays were cast at different heights. What remains is clean concrete with a slight texture that primers and adhesives can key into.
The task changes at Millars Business Park, the 2023 development on Fishponds Close, because its units are new. A new slab can carry a weak surface skin or the odd high spot along a joint, and a specification for flooring, or for a coating laid by others, may call for these to be ground off first.
Resin and polished concrete are not part of our work; when a coating is planned, we prepare the floor and the specialist follows. Where a coating is thick or the area runs to a whole warehouse, shot blasting or scarifying may be quicker, as our floor preparation service explains. Units needing a new screed afterwards are covered by our commercial screeding service.
Grinding garages and extension joins in Wokingham homes
In houses the areas are smaller but the reasons are similar. Homes built between 2000 and 2014 account for 10% of Wokingham's housing, and many of their original floor finishes are now due a change. Lift an old carpet or vinyl from a concrete floor and the adhesive underneath is often hard and patchy, and new LVT glued over it may not stay down. Montague Park is young by comparison, yet owners there who swap their first floor finish a few years in may find the same stubborn glue. Grinding takes it back to sound concrete or screed.
Garages are another case. A garage slab may be stained with oil, painted or rough, and grinding cleans it ready for a conversion screed or compound. Where an extension meets the original house, the edge of one slab often stands proud of the other, and grinding takes that lip down.
Grinding is not a cure for every uneven floor. It cuts high spots away; it does not fill low ones. A floor that falls across a whole room needs its high points ground and then compound or screed to bring it level. Taking too much off a screed can also leave it thinner than its minimum depth.
Dust is controlled at the machine. Concrete and screed contain silica, and fine grinding dust is harmful to breathe, so the grinder always has extraction connected and the rest of the house is sheeted off. Bracknell has its own page on concrete grinding in Bracknell.
