Digging out tired floors in older Wokingham homes
Of Wokingham's homes, 26% went up in the years 1945 to 1972 and a further 6% predate 1919. A solid ground floor from those years may have cracked, settled or lost whatever damp protection it had. When it has, patching rarely lasts. A longer-lasting answer is to take it out and build it again from the ground up.
That rebuild follows a set order. The old floor comes up and the ground is taken down to the depth needed. First comes a damp proof membrane, then the insulation, then edge strip around the room, and the screed goes on last. Laid floating over insulation in a home, sand and cement is 65mm deep. It is compacted and finished by hand or with a power float to take tiles, wood or carpet.
Sand and cement suits renovation work for several reasons. It is mixed on site to the quantity each room needs, so there is no minimum load and no pump to park. Being laid by hand, it gets into small rooms, round chimney breasts and through awkward doorways. And it can take load early, so the rest of the renovation carries on.
The mix can be adapted. Fibres, adding around £1 to £3 per m², help control cracking over insulation; see fibre reinforced screed. If the room is needed soon, a quick drying screed with additives cuts the wait, at £20 to £28 a square metre on 2026 published figures.
Wet rooms, garages and falls in Wokingham houses
Garage conversions are a common way to add a room to a family house. A garage slab is usually lower than the house floor and uninsulated, so it gets a membrane, insulation and screed on top until it is level with the hall. Our guide to garage floor screeds covers the build-up in order.
A wet room needs its floor angled so that water heads for the drain. Laid by hand, the cement mix can be trowelled precisely to that slope, and it copes with water that would weaken calcium sulphate. The screed is tanked before tiling.
If the concrete base is sound and there is little height to play with, 25 to 40mm of bonded screed can be stuck straight onto the prepared slab. On 2026 published figures, bonded screed costs between £12 and £18 a square metre.
Its weak point is how long it takes to dry. Expect about one day per millimetre up to 40mm and slower beyond, which puts a 65mm floor several weeks away from tiles or wood, and longer in a cold spell. Allow for that in the programme from day one. For Crowthorne, about 3.3 miles away, see hand-laid screed in Crowthorne.
