Heated extensions on Dowlesgreen-era family homes
A heated ground floor across a large family house is a sizeable screed, and three things decide whether the heating works as it should.
The first is cover over the pipes. Poured liquid has to cover them by 25mm or more, for a floor of 45 to 50mm overall. Laid by hand, sand and cement has to bury the pipes under about 45mm, adding noticeably to the depth. Too little cover risks cracks above the pipes; too much slows the warm-up and wastes energy.
The second is contact. Liquid wraps each pipe and leaves no trapped air, so heat passes evenly into the floor and the room warms more quickly. Hand-laid screed can work well too, but it has to be carefully compacted around the pipes.
The third is what lies underneath. Insulation stops the heat escaping into the ground, the membrane keeps screed and insulation apart, and a perimeter edge strip allows the screed to expand at the walls. We look over those layers before pouring and can include them in the price.
On a ground-floor refit the finished floor level is already fixed by doors and the rooms around, so the depth of each layer must be planned carefully. The thinner build-up of liquid screed over insulation often helps here. On 2026 published figures, pumped screed laid over heating pipes costs between £20 and £35 a square metre. You can compare the depths in our guide to screed depths.
Commissioning heated floors in newer Wokingham homes
19% of Wokingham's homes were built since 2015, and owners of newer houses may still add a heated garden room or extension. However old the house, how the floor is treated in the weeks after pouring decides how well it works.
Gentle heat can normally go into a calcium sulphate floor from around day 7. Sand and cement is different: the heating stays off until 21 days have passed, or longer. From then on your heating engineer brings the system up gently, raising the water temperature a step at a time over several days and never jumping straight to full. That dries the screed evenly and avoids cracking. You get the heat-up instructions from us in writing.
On new-build plots, calcium sulphate screed is often specified over heating to a particular grade; the grades, laitance and testing are explained on our anhydrite screed page.
Laying the pipework is outside our trade. Your heating engineer lays and pressure tests them, and we pour while they are filled and under pressure, so any leak would show at once. For heated floors in the next town, see underfloor heating screed in Woodley.
