Concrete Floor Grinding Contractors in Woodley

Our team diamond grinds concrete slabs and screeds in Woodley homes and business units, taking off high spots, laitance, glue and floor paint with dust extraction so the next layer has a clean surface. The business floors here are the warehouse and office units along Headley Road East, at the two Headley Park estates and the Hurricane Urban Hub, and floors there need preparation before repairs, new screed or new flooring go in.

Grinding warehouse floors along Headley Road East

A warehouse floor takes a lot of punishment. Forklift and pallet traffic polishes some areas and breaks up others, marking lines are painted and repainted, and the offices at the front end up with glued carpet tiles or vinyl. When a unit at Headley Park 9 or Headley Park 10 is refitted, the old floor may not suit the new layout.

Diamond grinding brings the surface back to bare, sound concrete. The machine carries heads set with industrial diamonds that cut the top of the slab away in shallow passes. It removes line paint and thin coatings, old adhesive, the soft laitance on a screed, and the ridges, trowel marks and lips that build up where bays meet. The result has a fine, open texture that primers, compounds and adhesives can grip.

What follows depends on the plan. Office areas usually go on to a smoothing coat and new flooring; worn warehouse areas may need repairs to the damaged screed first; and if the new tenant wants a resin finish, a specialist lays it once we have prepared the floor. Resin and polished concrete are outside our work, and our grinders and diamond tooling are not for sale or hire: grinding is a service our own operatives carry out on site.

Thick coatings across a big warehouse are often quicker to remove by shot blasting or scarifying, and our shot blasting and floor preparation page explains how those compare with grinding.

Grinding at the join in Woodley extensions

In houses, grinding is mostly about joins and leftovers. Build an extension on the back of a Woodley semi and the edge of the new concrete can finish a few millimetres higher than the floor it joins. Grinding takes that lip down so a thin bonded screed or compound across the join can finish the floor flush.

Detached houses make up 27% of Woodley's homes, and a garage being turned into a room needs its slab cleaned of paint, oil and dust before anything will bond to it. Old carpet glue and vinyl adhesive in kitchens and halls come off the same way.

There is a limit. Grinding removes high points but adds nothing to the low ones, so a floor that slopes across the whole room is ground at the high spots and then levelled or screeded. Cutting deep to chase a slope can also leave a screed below its minimum thickness.

The dust is the hazard. Concrete, screed and old tiles contain silica, and grinding them releases fine dust that should never be breathed in. Our machines run with extraction attached throughout, and we sheet off doorways and protect the rooms around the work. Wokingham, about 4.4 miles away, has its own page on grinding in Wokingham.

FAQs

Concrete Floor Grinding in Woodley: your questions

How much does concrete floor grinding cost?

There is no single rate per m², because the time depends on what is on the floor. Thin floor paint comes off far quicker than thick adhesive, and a warehouse at Headley Park is a different job from a Woodley kitchen. We look at the surface, measure the area and give one fixed price in writing, usually alongside the levelling or screed that follows.

Is grinding the same as polishing concrete?

No. We grind to prepare a surface: removing high spots, coatings and glue so that another layer can bond. Polished concrete is a finished floor produced by grinding and polishing in many stages, and it is a different trade that we do not offer. In a Woodley home or unit, our grinding is always followed by compound, screed or new flooring.

Can grinding damage underfloor heating pipes in a screed?

Grinding takes the surface off in thin layers, so a light pass to remove adhesive or laitance leaves the cover over the pipes intact. Heavy grinding is different, because it can reduce a screed below its minimum depth and bring the pipes closer to the surface. On a heated floor in a Woodley extension, we confirm the screed depth first and keep grinding to the minimum needed.
