Matching the right screed to Woodley's homes
Woodley was a scattered village until the twentieth century, and its floors reflect how quickly it grew after that. Semi-detached houses make up 44% of the housing, and the usual project on a post-war semi is a single-storey rear extension or a kitchen-diner knock-through. A new extension slab rarely finishes at exactly the height of the old floor, so the join is where the real work sits.
For a wide new kitchen, especially one with heating pipes, a pumped liquid screed gives a flat floor in one visit. Where only a small room or a damaged patch of the original floor is being replaced, a hand-laid sand and cement screed is mixed on site and is often the simpler option.
The houses on the former Woodley Aerodrome land are younger. Adwest Properties built them in the 1980s, after gravel extraction in the 1960s and 1970s, and they are now reaching the age for the same kind of upgrades, including new heating. A retrofit there usually means lifting the old finish and laying a screed over underfloor heating pipes without lifting the floor too far at the doorways.
The newest estate stands on the former Bulmershe college site, built in 2013 and 2014 with houses, flats and a care home. Where a recent floor is sound, the need is more often a smooth base for new LVT or tiles, which calls for floor levelling with compound rather than a fresh screed. Merryhill Green, like neighbouring Earley, shares much of Woodley's post-war character, so the same choices carry across.

Timing a pour on a Woodley extension or unit
On a Woodley extension, we pour after the roof is on and the windows are in, but before the kitchen units, internal doors and skirting arrive. Any heating pipes should already be clipped down and pressure tested by your heating installer, since we do not fit pipes ourselves. Wet plastering adds moisture to a room that already has to dry, so plan it with that in mind.
Give the drying period its own slot ahead of the flooring date. Count on roughly one day for each millimetre of thickness up to 40mm, then longer per millimetre beyond that, and have the flooring fitter test the screed before laying anything.
Getting material to the back of a semi is the next question. Where there is a driveway, the pump or mixer can usually park on it. If the only route to the back is through the house or along a shared side path, tell us when you ask for a price, because it affects whether the screed is pumped by hose or barrowed in. In a flat, let us know what level it is on and whether a lift serves it.
Business units run to a different programme. Headley Park 9, Headley Park 10 and the Hurricane Urban Hub on Headley Road East offer warehouse and office units, and a change of tenant can leave a floor that needs repair, preparation or a new screed before fit-out. We take that on as commercial screeding work.
