Stripping refit floors at Globe Business Park
When an office floor is taken back to its slab, what is left is rarely ready for anything. Carpet tile tackifier, glue lines from old partitions, painted plant room floors and patches of earlier compound all sit between the concrete and the next layer. A primer put over that bonds to the residue, not to the slab.
Diamond grinding removes it. Rotating heads fitted with diamond segments cut the surface away in thin passes until clean concrete shows across the whole floor. The same passes take down ridges where screed bays meet and any lumps left by other trades, so levelling compound starts from a sound base and can go down thinner.
In an office refurbishment, the work has to fit a programme shared with other trades. Grinding is loud, so the working window is agreed with the building manager before we arrive. For a building stripped to its frame, the next stage may be a new screed laid as commercial screed for offices and warehouses; for a sound slab it is usually compound, as covered on the Marlow floor levelling page.
A warehouse floor may later take a resin coating or line markings. We prepare the slab to the coating maker's requirements, but resin and polished concrete are laid by specialists, not by us. Where the area is very large or the coating very thick, shot blasting under floor preparation can be quicker.
Garages, extensions and older Marlow house floors
Homes need grinding on a smaller scale. A garage being turned into a room often has an oil stained or painted slab, and paint or grease left under new screed or compound stops it bonding. Grinding takes the slab back to clean concrete before the insulation and screed for a converted garage go in.
Extensions bring a different job. Where a new floor meets the existing house, the edge between them can stand proud by a few millimetres. Grinding the high side down lets both rooms be levelled as one.
Lifting old vinyl or carpet often uncovers adhesive. Only 5% of Marlow's homes were built from 2000 to 2014, so most floors coming up for a refit have had more than one finish over the years.
Grinding is no cure for a floor that slopes or dips across the room. Cutting it flat would mean removing far too much, and a screed ground thinner than its minimum depth becomes weak. The answer is to grind the high spots and then level or screed.
Silica is the safety issue. Concrete, screed and tiles all contain it, and grinding produces fine respirable dust. We grind only with extraction at the machine, seal doorways and protect neighbouring rooms. We are contractors with our own machines; grinders and diamond tooling are not something we sell or rent out.
