Floor Levelling and Self Levelling Screed in Marlow

In Marlow we pour self levelling compound to take an uneven slab or screed and make it smooth and flat enough for LVT, vinyl, large tiles or engineered wood. Homes and offices both need it. At Globe Business Park, refurbishments like the back to frame work at Eclipse routinely involve floor levelling before raised floors or finishes go in, while in houses, older floors are rarely flat enough for the thin finishes people want.

Levelling Marlow's mid-century and later floors

More of Marlow's homes date from 1945 to 1972 than from any other period: 38% of them. Over the decades, floors of that age have often been re-tiled, patched or joined to an extension, leaving dips, ridges and a step where old meets new.

Flatness is checked by laying a 2m straightedge on the floor; under BS 8204, SR1 tolerates a 3mm gap beneath it, SR2 5mm and SR3 10mm. Thin sheet finishes often demand SR1, which is why makers of LVT and vinyl tend to ask for it. Large tiles and engineered wood are more forgiving but still need a flat base, otherwise tile edges lip and boards rock.

The compound goes onto the prepared floor as thin as about 2mm or as deep as around 10mm, more with some products, finding the low spots and setting smooth. Before that pour, the floor gets a primer suited to what it is made of, be it old tile, calcium sulphate, sand and cement or bare concrete. Our latex screed service handles the thinnest smoothing jobs.

Compound will not rescue every floor: used thickly to hide one that ought to be rescreeded, it tends to crack and debond. Where the old floor is crumbling, sounds hollow or has no membrane, the proper fix is a fresh sand and cement screed, and we will tell you so.

Office floors at Globe Business Park, Marlow

Beside the A404, Globe Business Park is home to offices and warehouses such as Atlas House on Third Avenue, Jubilee House and Eclipse. Refurbish buildings like these and the old finishes, partitions and services come out, leaving a floor scarred with adhesive, patches and cut-outs.

Refit floors are usually done in stages: strip the old covering, prepare the surface, repair broken areas, prime, then pour compound over everything so the new raised floor or carpet tiles sit flat. With a fast drying compound, the floor is not what holds up the rest of an office fit-out. Tell us the hours the building allows for noisy or dusty work, and the grinding and pours are planned around them. If adhesive residue or a weak surface must come off first, concrete floor grinding exposes sound concrete for the primer.

When a refurbishment needs a new screed rather than a skim, that becomes screeding work under our commercial screeding service. For levelling in High Wycombe, about 4 miles away, see floor levelling in High Wycombe.

We leave timber sanding, resin and polished concrete to others; our part is a flat, sound base for the finish that follows.

FAQs

Floor Levelling in Marlow: your questions

Can a whole Marlow ground floor be levelled in one day?

For a typical house floor, once cleared and prepared, it often can. The compound is mixed and poured continuously so no joins form. Priming normally comes first and may need time to dry, and how long before the flooring goes down depends on the product and the depth; we give you a date when we price.

Is floor levelling the same as floor sanding?

No. Levelling means pouring compound onto screed, concrete or another solid base so it is flat for a new finish. Sanding is done to timber floorboards, and it is not a service we offer. If your floor is solid but uneven or rough, levelling is what you need.

Does engineered wood need a levelled floor in Marlow?

It needs a base that is flat, dry and sound, and many engineered wood makers set a flatness limit under a 2m straightedge. An older Marlow floor with dips may need levelling compound first, or a new screed if it is badly out. Before recommending either, we measure the floor and compare it with your flooring maker's instructions.
