Levelling older floors across High Wycombe
How flat does a floor need to be? BS 8204 sets three classes, checked with a 2m straightedge laid on the floor: SR1 permits gaps up to 3mm, SR2 5mm and SR3 10mm. Thin sheet finishes often need SR1, so makers of LVT and vinyl frequently specify it.
Once the floor is prepared, compound goes on, normally somewhere from about 2mm to around 10mm thick, deeper with some products. It runs into the hollows and sets smooth for the finish. On a busy refit or a new kitchen, that can save weeks against laying a new screed. Get the priming wrong and nothing else matters, so before any pour the primer is matched to whatever lies beneath: concrete, sand and cement, calcium sulphate or old tiles.
Houses from 1973 to 1999 add another 21% of High Wycombe's stock. Any extended house tends to have a join where the old floor meets the new. Levelling the whole room, rather than a strip along that join, leaves one even plane with no hump. Before pouring, we check doors, thresholds and kitchen plinths against the new height.
Some floors are beyond compound. Used deep, as a stand-in for a new screed, compound can crack and debond. When a base is breaking up, hollow or damp, it needs screed repairs or a full new screed first, and we will say plainly which one.
Refit floors at Cressex Business Park and in town
Refitting a shop or office throws up different problems. Strip out the fittings, partitions and old coverings and the floor underneath is usually scarred with adhesive, patches and cut-outs, and new carpet tiles or vinyl laid straight on it show every mark.
Cressex Business Park, about 1.5 miles south of the centre, is High Wycombe's main employment area, and a new tenant in any business unit generally means a refit. In the town centre, reshaped by the Eden Shopping Centre, shop fit-outs need a flat floor too.
Typically we strip the old finish, prepare the surface, mend damaged areas, prime, and pour compound across the full space. A fast drying product keeps a tight programme on track. Where adhesive residue or a weak top layer must be removed first, concrete floor grinding opens up a sound surface.
Bigger industrial floors, like the new units at High Wycombe X, are a separate job and usually need screeding rather than levelling. For levelling in Marlow, about 4 miles away, see floor levelling in Marlow. Timber floor sanding, resin and polished concrete are all outside what we offer.
