Refitting kitchens and bathrooms in High Wycombe semis
Ask for latex screed and you are asking for a particular kind of product. The powder is cement based, as with most levelling compounds, but it is mixed with a liquid latex instead of water. It is the compound normally specified over plywood overboarding and glazed tile, provided the base is sound and primed.
Think about what a refitted kitchen in an older semi might sit on. Perhaps quarry tiles, with ceramic laid over part of the room later. Perhaps a concrete floor patched where a wall or boiler came out. Upstairs, the bathroom is likely to be on timber boards. Each of those can take latex once it is made sound.
Tiles stay if every one is firmly stuck. Loose or hollow ones come out and the gaps are filled; then the glaze is cleaned, keyed and primed.
Timber never takes latex directly. The boards are screwed down and covered with flooring grade plywood, fixed at close centres, and the compound goes onto the plywood.
Old adhesive can stay if it is thin, hard and well bonded. Thick or soft residue comes off first, often by grinding the concrete clean.
Then the finish. Sheet vinyl, LVT, lino, rubber and safety flooring all show every bump beneath them, and carpet wears unevenly over ridges. A few millimetres of latex gives them one smooth surface. For flatness classes and deeper levelling, see our High Wycombe floor levelling page.
Flats, shops and damp checks in High Wycombe
Flats bring their own bases. Converted flats are 4% of High Wycombe's homes, and floors in converted buildings are often timber, sometimes with old hardboard on top. The hardboard comes up, the boards are checked for movement, and plywood goes down before any latex. Lease conditions about acoustic layers need checking too, because they affect what can be fixed to the floor.
A shop refit may call for safety flooring or commercial vinyl, which needs a smooth base as much as a kitchen does. Where a previous tenant left firmly bonded tiles or thin, hard adhesive, those can often be primed and latexed rather than broken out.
Some floors should not get latex at all. A slab without a working membrane will push damp through, and latex will not stop it, so older solid floors are tested first. Springy boards, sagging joists and floors that fall badly across the room need repair, overboarding or a new screed before any thin compound. Calcium sulphate screed needs its laitance sanded off and a primer before latex goes near it.
