Latex over awkward bases in Slough terraces and flats
What sets latex apart from an ordinary smoothing compound is the liquid. The powder is cement based, but it is mixed with a latex emulsion instead of water, giving a layer that bonds strongly to primed tile, plywood and concrete alike. That makes it the usual choice where the floor under a refit is not one tidy surface.
Slough has floors like that. Only 6% of the town's homes date from before 1919, yet an older terrace stripped for a refit can reveal several materials at once: quarry tiles in a back kitchen, a concrete repair where a wall came out, and a skin of old vinyl glue across the rest. If the tiles are firmly bonded and the adhesive is thin and sound, latex can cover the lot once each part has had the right primer.
Flats bring a different base. A flat converted from a house often has timber floors, and the rule there does not bend: no latex onto bare boards. The boards are screwed down, springy sections stiffened, and flooring grade plywood fixed over them. Only then does the latex go on, over the plywood.
The covering decides whether latex is needed at all. Sheet vinyl, LVT, lino, rubber and safety flooring in a kitchen or communal area all mirror the floor beneath them, and carpet lasts longer on a smooth base too. For flattening a clean screed or slab, as opposed to an awkward mixed base, our Slough floor levelling page is the place to look.
Checks before latex goes down in Slough homes
Latex is thin and unforgiving of a poor base, so the checks happen before any bags are opened.
Damp. A solid kitchen floor in an older house may have a weak membrane or none at all. Latex does not hold moisture back, and a damp base will push it off in time. If readings are high, the cause is dealt with first.
Bounce. Any timber floor that flexes underfoot will crack a thin layer. Overboarding helps only when the boards below are already firm.
Fall. A floor that runs well out of level across a room is beyond a few millimetres of compound. It may need hand-laid screed for Slough houses before latex finishes it.
Surface. Polish, grease and loose paint are removed. Old calcium sulphate screed has its laitance sanded away and is primed with a compatible product. Where an old slab has ridges or glue that will not lift, grinding the concrete back gives the latex a clean start.
Taken in that order, the latex itself becomes the quick, predictable part of the job, and the flooring fitter gets a base that behaves. A refit in the next town follows the same checks; see latex screed in Windsor.
