Self Levelling Screed and Floor Levelling in Windsor

In Windsor homes, offices and trade units, we use self levelling compound to flatten uneven floors before LVT, vinyl, large tiles or engineered wood go down. The local point is commercial turnover as much as housing: on Arthur Road's Vansittart Estate and at Fairacres Industrial Estate, a change of tenant typically means floor preparation or repair, and a new occupier's finish needs a flat base under it. Homes need the same care before new floors go down.

Flat floors for LVT and tiles in Windsor homes

Modern floor finishes are thin and unforgiving. Every dip and ridge underneath shows through LVT or sheet vinyl, and a large format tile will rock on a hump. The check is a 2m straightedge resting on the surface. The gap under it can be 3mm at most for SR1 and 5mm for SR2, and plenty of thin sheet finishes require SR1.

Levelling compound brings an existing floor to that standard. Usually that means a layer of 2mm to 10mm, although certain compounds can be laid thicker. We start by cleaning the surface and clearing anything loose. A primer suited to the base goes on next, whether the floor beneath is concrete, calcium sulphate, sand and cement or a sound older floor. Then the compound is poured, spread and left to flow level.

Trouble often starts where an extension was joined to the original house. The two floors were laid at different times and rarely line up exactly, and a strip of compound across the join makes one continuous surface.

5% of Windsor's homes are flats in converted buildings, and floors in converted buildings may have been patched more than once. Those are worth checking closely, because compound over a floor that is loose or moving will crack.

If the floor is cracked, hollow or too far out, pouring compound thick is likely to end in cracking and debonding, and a new screed makes more sense. For a very thin smoothing coat, look at latex screed. On calcium sulphate floors, the laitance must go first; see anhydrite flow screed in Windsor.

Refitting units on the Vansittart Estate and Fairacres

Arthur Road's Vansittart Estate mixes trade counters, the Windsor and Eton Brewery, offices and workshops. Fairacres Industrial Estate, with the Windsor Trade Centre, adds further industrial units. When a unit is refitted, the new occupier usually wants carpet tiles, vinyl or LVT in the office and showroom areas, and the floor underneath rarely matches the new plan.

Old adhesive, patched screed and small steps between rooms all need dealing with before compound goes down. Where the surface is contaminated or coated, grinding opens it up so the primer can bond; our concrete floor grinding service covers that stage. After that the floor is primed and the compound goes on.

Fast drying compounds help on a fit-out programme, because the flooring contractor can often follow quickly, depending on the product sheet. That matters when a tenant has a fixed opening or move-in date.

Not every floor can be saved with compound. A slab that is badly cracked or breaking up needs repair first, and sometimes a new screed. We tell you which before pricing. For units closer to our base, see floor levelling in Slough.

FAQs

Floor Levelling in Windsor: your questions

How thick can self levelling compound go?

Compound usually goes down between about 2mm and 10mm, with some products designed to go thicker. Pour deeper than the product allows and it may crack and lose its bond with the base. If it would take more than that to flatten a floor, a repair or new screed usually beats adding extra compound.

Is my floor flat enough for large format tiles?

The test is simple: lay a 2m straightedge in different directions and measure the space beneath. Large format tiles generally need a floor close to SR1, which means no more than 3mm under the straightedge, because big tiles cannot follow dips and humps. If the reading is worse, a thin coat of levelling compound brings it within tolerance before the tiler starts.

Do you level floors in commercial units as well as homes?

Yes. We level offices, trade counters, showrooms and workshops as well as houses and flats. On a commercial floor we check the base, prepare it by cleaning or grinding, prime it and apply a compound suited to the traffic and the finish. We agree a fixed price before starting so the fit-out budget is clear.
