Self Levelling Screed and Floor Levelling in Ashford, Surrey

When an Ashford floor is too uneven to take LVT, vinyl, large tiles or engineered wood, we flatten it with a pour of self levelling compound. There are two main uses here. Shop fit-outs along Church Road need a level or repaired floor before the new finish goes down. And at home, joining a rear extension to the old floor at the same height often calls for compound or a bonded screed. Its normal working depth runs from around 2mm to 10mm.

Levelling for fit-outs on Church Road

Church Road is Ashford's main shopping street, with Tesco Express, Sainsbury's and Co-op among its shops. When a unit is refitted, the floor under the old finish is often uneven, patched or scarred by old adhesive, and fit-outs there need levelled or repaired floors before new finishes go down.

The process is methodical. First the old coverings and adhesive come up and any cracks and holes are filled. The base then gets a primer chosen for what it is, be that concrete, screed, calcium sulphate or old tiles, to control suction and help the compound grip. The compound is then poured and spread into a smooth, flat surface.

A 2m straightedge is the test. SR1 means nothing over 3mm under it; SR2 relaxes that to 5mm and SR3 to 10mm. Sheet vinyl and similar thin coverings often need SR1. Fast drying compounds let fitters start soon after, which helps shorten a closure. Where a shop cannot close for long, the preparation can be done in stages, with the pour timed for when the unit is empty. That running order gets agreed with the shopfitters before we start.

Larger buildings in Ashford, such as Ashford Hospital and the Brooklands College campus, have bigger floors, and projects of that size run under our commercial screeding service. Where the existing floor is cracked or hollow, our screed repairs service deals with it before levelling.

Levelling old floors in Ashford's post-war semis

Post-war building, from 1945 to 1972, accounts for around 40% of Ashford's homes. Put a single storey extension on the back of one of those semis and the new floor and the old one almost never line up exactly. Bridging that difference calls for a bonded screed or self levelling compound, depending on its size.

Compound works where the difference is small and the old floor is sound. A primed, levelled surface across both floors removes the step and gives LVT or tiles a flat base. Feathering the compound out across the old room avoids a visible ridge where the two meet.

It has limits. Poured too deep to fill a floor that is badly out, compound can crack and debond, and the defect returns. A floor that is more than about 10mm out, damp or hollow needs a new screed first. Many older Ashford floors have a failed or missing membrane, and levelling over damp only hides the problem for a while.

FAQs

Floor Levelling in Ashford: your questions

Is self levelling compound the same as screed?

No. Compound is poured thin, normally 2mm to about 10mm, purely to make a sound base smooth and flat. Screed is a thicker layer, laid over insulation or bonded to concrete, that forms the floor itself. If an Ashford floor needs more than about 10mm of correction, it needs screed first.

Can levelling compound go over an old concrete floor?

Yes, as long as that slab is sound, clean and dry underneath. It must be primed first to control suction. If the slab is damp because its membrane has failed, which is common in older Ashford houses, levelling on top will not last, and the floor should be rebuilt with a membrane instead.

How long before flooring can go on levelling compound?

Product choice and depth decide it. Fast drying compounds let flooring follow sooner than a screed would, and each product sheet sets the exact wait for foot traffic and floor coverings. Thicker applications take longer. We confirm the timing so your fitter can book in.
