Office refits on the Great West Road
Strip out a Great West Road office and the slab you find is seldom fit for the next tenant's finish. Carpet tile adhesive, cable trenches, removed partitions and patched holes leave a surface that is neither flat nor clean. On an office refit along the Great West Road or at Chiswick Park, the floor sits between strip-out and fit-out, so it is often on the critical path.
Self levelling compound fixes that. We prime the slab, pour, and the compound runs out smooth, normally somewhere around 2mm to 10mm thick, though certain products can be built up further. On a refit with a hard handover date, fast drying products hold the programme. Each base gets the primer that suits it, as bare concrete, a sand and cement topping and calcium sulphate screed all differ.
To judge flatness, a 2m straightedge goes on the floor and we measure the biggest gap under it: up to 3mm passes SR1, 5mm SR2 and 10mm SR3. Thin sheet finishes frequently insist on SR1. We survey the floor and quote for the compound needed to reach the class written in the fit-out specification.
A worn or contaminated slab may need grinding before any compound goes down, and our concrete floor grinding service covers that. If a unit is past skimming and wants fresh screed throughout, our screeding for business premises handles it. Resin, polished concrete and wood floor sanding are outside what we do.
Uneven floors in older Hounslow homes
Between 1945 and 1972, Hounslow added 17% of the homes standing today. Carpet and underlay hide a lot on concrete floors of that age. Modern LVT, sheet vinyl and large tiles show every dip and ridge, and big tiles rock or crack on an uneven base.
Where the floor is sound, a thin compound over the right primer brings it within tolerance. First we check for hollow patches, old adhesive and loose areas, because compound only performs as well as the base under it. Converted flats bring their own version of this, with floors that change level between rooms once walls have moved. Where a new extension meets the old house, a feathered compound blends the two levels so flooring runs through without a lip.
Compound has limits. If a slab has sunk or is breaking up, piling compound on thickly usually ends with it cracking and coming loose. On older houses without a damp proof membrane, the floor may need rebuilding rather than levelling, and our Hounslow sand and cement page covers that. When all a floor needs is a couple of millimetres, a thin latex skim could do the job. The same service runs for floor levelling in Hillingdon.
