Thin, level floors for Brentford apartments
An apartment floor has to do several jobs at once. It sits on an acoustic layer that stops footsteps travelling to the flat below, it often carries heating pipes, and it must finish flat enough for LVT or engineered boards laid straight on top. Liquid screed handles all three. It is mixed off site, pumped through a hose and levelled in one visit, and it wraps around pipes with no voids.
Thinness is part of the appeal. On an acoustic mat or insulation in a flat, the floor can be as shallow as about 35mm, while offices start nearer 40mm. Run heating pipes through it and they need 25mm or more on top, which brings the whole layer to around 45 to 50mm. Hitting SR1 or SR2 is normally straightforward.
A fifth of Hounslow's homes, 21%, date from 2000 onwards, and the rebuilding goes on: Brentford's old factory sites are being rebuilt as apartments and offices, and each new block adds floors of this kind.
Acoustic layers must be laid tight, with edge strips around every wall so the screed never touches the structure. A screed that bridges to a wall carries sound straight through it. We check that before the pour, not after.
The pumped mix can be calcium sulphate or cement based, and what the room is used for decides it. If you are weighing it against a site mix, our comparison of pumped and hand-laid floors lays out the pros and cons.
Extensions and pumping in Heston and Isleworth
Away from the apartment blocks, liquid screed goes into rear extensions and knocked-through kitchens. A long room that joins an old house to a new extension has to line up with the existing floor, and a pumped screed can be laid to an exact level so there is no step at the join.
The pump is the practical question. It parks on the street or drive, and a hose runs to the room, through the house if needed, with the hallway protected. On streets with controlled parking, a bay suspension or permit may be needed, so tell us about restrictions early. A side path or a rear gate can also shorten the hose run and keep it out of the house.
Expect to be able to walk across it a day or two after pouring, in the 24 to 48 hour range. Dry enough for flooring takes far longer, about one day a millimetre up to 40mm and more after that, as our guide to screed drying time explains. If heating is going in, cover and commissioning are on the Hounslow underfloor heating screed page. Across the river, there is a Richmond upon Thames page for pumped floors as well.
