Liquid Screed Contractors in Ealing

We pump and lay liquid screed across Ealing for extensions, ground floor renovations and flats. It leaves the hose as a fluid, settles flat with no tamping, and is normally safe to walk across once 24 to 48 hours have gone by. Scale is the big draw: new blocks at Acton Gardens, where 3,500 homes are replacing the South Acton Estate, and at North Acton use liquid screed in large pours. The same material suits the rear extensions of inter-war semis in Greenford, Perivale and Northolt.

Large pours at Acton Gardens and North Acton

Purpose-built blocks hold 35% of Ealing's homes, and new ones keep arriving: 12% of the borough's homes date from 2015 or later. Much of that growth is in Acton. Acton Gardens is replacing the South Acton Estate, and North Acton falls within the Old Oak and Park Royal Development Corporation area. The new blocks in both places use liquid screed laid in large pours.

Why liquid? A pump covers a whole floor plate in a day, the screed flows around pipes and service runs, and it settles to SR1 or SR2 without hand compaction. Because it hardly shrinks, an apartment floor at Acton Gardens can go down in broad bays, needing much less jointing than sand and cement. Pumping on its own is covered under screed pumping.

Floated on insulation, a flat or house needs about 35mm and commercial space about 40mm. Put heating pipes in and the minimum above them is 25mm, giving 45 to 50mm overall. A thinner build-up means less weight on the structure and more room for insulation within the same floor zone.

Some liquid mixes use calcium sulphate as the binder; others use cement. The choice rests on the finish, the programme and whether the area might get wet, and we advise on which suits each floor before quoting. In a block, the wet areas are usually the deciding factor, since those floors may need a cement based product.

Extensions in Greenford, Perivale and Northolt semis

In Ealing's houses, the obvious place for liquid screed is a rear extension. The inter-war semis of Greenford, Perivale and Northolt suit rear extension slabs, and where the new room opens into the kitchen, a pumped screed can cover the extension and, if wanted, the old kitchen floor in one pour, so there is no step or seam between them.

Access to a semi can be easier than to a terrace, because a side passage or drive may take the hose. Where there is none, it runs through the house over protected floors. We need a parking space near the front for the pump and mixer, and in a controlled zone that may mean a permit.

Walking on the new floor is possible in 24 to 48 hours. Drying for flooring is a separate matter that depends on depth, product and ventilation, and the liquid versus sand and cement guide compares the two. If the extension will have wet heating, read the heated screed page for Ealing first, since pipe cover changes the depth.

FAQs

Liquid Screed in Ealing: your questions

Can liquid screed be poured into an upstairs flat in Ealing?

Yes. Our pump is parked on the street while its hose climbs the shared staircase or comes in at a window. That makes it practical for Ealing's converted flats, provided the floor structure can take the weight and acoustic detailing is in place below the screed. The freeholder's consent may be needed first.

What flatness can liquid screed achieve?

SR1 or SR2 under a 2m straightedge is readily achievable, meaning gaps no greater than 3mm or 5mm. That suits LVT, large format tiles and engineered wood in a new Ealing extension. Joining an old floor to a new one may still need a thin skim of compound, which is covered by floor levelling across Ealing.

How thick is liquid screed in an Ealing extension?

From about 35mm on a domestic floating floor over insulation, or 45 to 50mm in total where it covers heating pipes with at least 25mm above them. A sand and cement screed would need 65mm, so liquid screed leaves more room for insulation when the extension floor must meet the height of the existing house.
