Floor Levelling and Self Levelling Screed in Ealing

Dips and ridges in Ealing floors get filled and smoothed with a self levelling pour, leaving LVT, vinyl, large format tiles or engineered wood a true base. The fact that shapes this work locally is Park Royal: a large part of it lies in Ealing, and warehouse and factory units there need level, hard wearing floors when they are refitted. In houses, compound also bridges the join where a rear extension meets an older floor.

Park Royal and South Acton unit refits

A large part of Park Royal lies in Ealing, within the Old Oak and Park Royal area where extra industrial floorspace is planned. The South Acton industrial masterplan aims to mix workspace with homes. Both mean units being fitted out, and a fit-out is where floor flatness gets tested.

A warehouse or factory floor that has carried racking and machinery is rarely ready for a new finish as it stands. Coatings, oil, old adhesive and worn patches come off first, by shot blasting and floor preparation or grinding. Broken or spalled parts of a Park Royal slab may call for repairs to the concrete first. Then the base is primed for what it is and compound is poured to bring it within tolerance.

BS 8204 grades a floor SR1, SR2 or SR3 according to whether a 2m straightedge shows gaps within 3mm, 5mm or 10mm. Office and showroom areas finished in sheet vinyl or LVT usually need SR1, the class many thin sheet finishes demand, while a stores area may accept SR2.

Most compound pours sit between about 2mm and 10mm, a few products allow more, and a fast drying grade gets the fitters in without a long wait. Where a slab is badly out, a thicker pour is not the answer, because deep compound laid to fix a floor that needs a screed can crack and debond. We say so when a new screed is the better route.

Extension joins in Greenford, Perivale and Northolt homes

In houses, levelling usually follows building work. Inter-war semis in Greenford, Perivale and Northolt suit rear extensions, and the new slab and the old floor seldom finish at precisely the same height. A thin layer of compound across both gives the floor fitter one flat surface and stops LVT or large tiles showing the join.

Terraced houses are 23% of Ealing's homes, and older solid floors in them can be uneven after years of patching. If the base is sound and dry, compound and the right primer fix it. If it is hollow, damp or breaking up, it needs a new screed; see the sand and cement page for Ealing.

Primer matters in homes as much as in units. Bare concrete, a cement screed, a calcium sulphate floor and leftover adhesive each want a different one, and anhydrite also needs its laitance sanding off beforehand. Once the compound is down and has cured, most floor finishes can follow quickly.

Resin, polished concrete and timber floor sanding are trades we leave to others.

FAQs

Floor Levelling in Ealing: your questions

Is floor levelling the same as floor sanding?

No. Floor levelling means pouring a thin self levelling compound over a screed or slab to make it flat, usually about 2mm to around 10mm thick, before a new floor finish goes down. Sanding existing wooden floorboards is a different trade, and it is not a service we offer in Ealing or anywhere else.

Can you level a Park Royal warehouse floor while the unit is in use?

Sometimes, by working in sections so part of the unit keeps operating. With a fast drying compound, each section is out of action for less time. Racking areas and routes used by heavy vehicles need the slab sound first, and compound may not suit the heaviest traffic, in which case a hard wearing screed is the better answer. Before any price, we inspect the slab and agree how the work fits your schedule.

What flatness do I need for large format tiles in Ealing?

Large format tiles show lipping and rock on high spots, so the floor usually needs SR2 or better, a gap of no more than 5mm under a 2m straightedge; SR1, at 3mm, is tighter still. Check the tile maker's requirement. In an Ealing extension where new meets old, a skim of compound is often the simplest way to meet it.
