Warehouse and factory slabs in Park Royal
An industrial slab that has carried racking, forklifts and production lines builds up a history on its surface. Line paint, oil stains, epoxy patches, worn sealer and the bases of old fixings all stay behind when a tenant leaves, and a new finish cannot be laid over them with any confidence.
More industrial floorspace is planned across Old Oak and Park Royal, while in South Acton a masterplan sets out workspace mixed with new homes. Whenever a unit changes hands, its slab has to be cleaned back before the next finish goes down.
Grinding answers that by removing material, not covering it. Rotating diamond heads take the surface down in thin passes, cutting through paint and thin coatings, flattening trowel ridges and taking off the lip where one pour bay finishes higher than the next. What is left is open, clean concrete that primer and compound will key into.
The passes are kept shallow for a reason. A screed ground too hard can end up thinner than its minimum design depth, so on an unknown build-up we check how deep it is first. For very large areas, or a thick coating, shot blasting or scarifying may be faster, and both come under our floor preparation service. Where the slab is cracked or spalled rather than just dirty, concrete floor repair comes before anything else.
Once ground, a floor that needs a flatter surface can go straight on to our levelling service for Ealing.
North Acton blocks and Greenford extensions
Grinding also has a place in new buildings. Large liquid pours are the norm in the new blocks going up at Acton Gardens and in North Acton. Where that screed is cement based, the thin weak skin on top can be ground off before flooring, and any lip at a bay joint taken down at the same visit.
In houses the jobs are smaller. Take a rear extension on one of the inter-war semis found in Greenford, Perivale and Northolt: a new slab seldom meets the old floor without a small step or ridge. Grinding the high edge, then skimming, gives one flat surface. When carpet or vinyl comes up, old adhesive often remains, and grinding clears it where scraping leaves a film. For garage conversions, the garage floor screed guide covers what follows.
One limit is fixed. Grinding removes high spots; it cannot correct a floor that falls or dips across the whole room. Those floors are ground where high, then levelled or screeded.
Dust is handled as a health issue. Silica is present in concrete, screed and tiles, and grinding releases respirable crystalline silica dust, so extraction is connected whenever we grind and adjoining rooms are screened off. K & B is a contractor: grinders and diamond tooling are not for sale or hire, and resin and polished concrete are left to other specialists.
