Stripping old finishes in Mayfair and St James's offices
An office floor in Mayfair or St James's may have been refitted several times. Each fit out leaves something behind: carpet tile adhesive, old screed patches around former floor boxes, a painted plant room or a thin coating in a server room. A new raised floor, carpet or LVT should not depend on any of that.
Grinding takes the surface back to sound concrete or screed. The machine's diamond heads rotate against the floor and remove it in thin passes, lifting glue and paint along with high spots, ridges and the lips where two pours meet. What remains is clean and open enough for a primer to soak in and grip.
In central London the planning around the grinder matters as much as the grinder. Concrete, screed and tile all contain silica, and cutting them creates dust fine enough to reach the lungs, so we run extraction on every machine and seal the working area from lift lobbies, stairs and neighbouring offices. Hours and noise are agreed with building management before a date is fixed.
Grinding is preparation, and we do it as a contractor. We do not sell or hire out grinders or diamond tooling, and we do not lay resin or polished concrete. A resin specialist can follow us onto a slab we have prepared, or we can carry on with compound ourselves; our Westminster floor levelling page covers that stage. For very large areas or thick coatings, shot blasting may suit better, as set out on our floor preparation page.
Church Street new blocks and Westminster mansion flats
Residential grinding here splits between old floors and new ones. New building is a smaller share of the borough, with 7% of homes built since 2015, and the Church Street regeneration brings fresh slabs and screeds, with new Fisherton Street and Luton Street homes and a new health centre on Lisson Grove. A new floor can still carry laitance, a trowel ridge or a raised edge between bays, and grinding those off before flooring avoids them showing through.
Older flats need it for different reasons. In mansion blocks and post-war estates the concrete is often uneven, and lifting an old carpet or vinyl usually reveals a layer of glue. Grinding clears the glue and takes down local high points, so a thin levelling coat can do the rest.
There is a line grinding cannot cross. It flattens peaks and lips; it does not cure a floor that slopes or sags across the room, and cutting a screed below its minimum depth weakens it. Where the fall is general, we grind the high points and level or screed instead.
In a block, our extraction and sealed doors keep dust out of the corridor and the flats either side. If grinding exposes cracks or hollow areas, our concrete floor repair service follows on. Across the river, see floor grinding in Lambeth.
