Office and retail slabs in Hammersmith and White City
A grinder carries diamond segments on spinning heads and shaves a slab or screed down a fraction at a time. That takes off whatever would stop a new floor bonding or sitting flat: proud spots, lips where one pour meets the next, marks left by the trowel, laitance, carpet tile tackifier, painted finishes and thin coatings.
On an office refit those problems tend to arrive together. Lift years of carpet tiles and you find a tackifier film, patches where partitions once stood and lips between pours. Compound or a new finish laid over that mixture can debond, so the surface is ground back to sound, clean concrete first.
The borough's bigger commercial schemes repeat the pattern at a larger scale. White City, anchored by the Westfield London centre, Imperial College's research space and the former BBC Television Centre, and the Earls Court redevelopment will bring floors that need preparing once the old fit-out is stripped and before the new one starts. Grinding hands the next trade a known surface: our levelling crew, a screed, new flooring, or a resin system applied by a specialist. Resin and polished concrete are outside our work, and our machines and diamonds are never for sale or hire.
Grinding is precise, but it is slow on very large areas or thick coatings. There, shot blasting or scarifying can be quicker, and both sit within our floor preparation service. Preparation across a whole commercial floor is planned with the fit-out programme under commercial screeding.
Grinding extension joins and old floors in Fulham
Homes need grinding too, usually in smaller doses. Fulham's terraces are often extended to the rear, and where a new slab meets the old floor at the kitchen doorway the two rarely line up. A few millimetres of lip can be ground away so that a thin compound, then tiles or LVT, run through without a step.
Lifting old carpet or vinyl in a flat or house tends to reveal adhesive stuck hard to the concrete. Thin residue usually grinds off, which is quicker than chemical stripping and leaves a surface a primer can grip. Floor paint in a garage or utility room is handled the same way.
Grinding has limits worth knowing before you book it. It flattens local high spots, but it cannot correct a floor that slopes or sags across a whole room, and cutting deep enough to chase that fall could take a screed below the depth it was designed to have. In that case we grind the high points and then level, or lay new screed. After grinding, a thin latex smoothing coat is often the next step under vinyl.
Dust is the other concern. Silica is present in concrete, screed and tile, and grinding turns it into fine respirable crystalline silica dust, so we only grind with extraction connected and we screen off adjoining rooms. If the floor is in Wandsworth, see concrete floor grinding in Wandsworth.
