Shop and cafe floors in Richmond and Twickenham
When a cafe, restaurant or shop in central Richmond or Twickenham is fitted out for a new tenant, the old finish comes up first, and what lies beneath is rarely ready for anything new. Tile adhesive beds may have set hard, back of house concrete may carry paint, and ridges can mark where partitions once stood. None of those gives new adhesive, compound or primer a sound surface to hold, and covering them over simply moves the weak point up one layer.
Grinding deals with all of it. Diamond segments on rotating heads cut the surface back in shallow passes, removing coatings and residue and shaving off ridges until even, sound concrete or screed is exposed. That opens the surface so primer, compound or adhesive can bond to it properly.
Town centre units bring practical limits. Neighbours are often trading, so dust must be contained. Concrete and screed contain silica, and cutting them throws up fine respirable crystalline silica. Extraction runs whenever our grinder does, the work area is sheeted off and the parts of the building still in use are protected.
Larger commercial floors follow the same rules. For thick coatings over a wide floor, shot blasting can be quicker, as our floor preparation service page explains. Grinders are not something we sell or hire out, and resin and polished concrete are left to other trades.
Extension joins and garages in Richmond upon Thames houses
On an inter-war semi, a big rear extension slab has to finish flush with the original floor. When it ends up a few millimetres proud at the old back wall, grinding takes that lip down so stone, timber or LVT can run through without a step. The low side is then feathered in with compound.
Lifting old carpet or vinyl in an older house can expose bitumen or hard adhesive stuck to the slab. Primer and latex will not hold reliably on it, and a pass with the grinder takes it back to clean concrete before latex screed for thin finishes goes on.
Garage conversions are a third case: oil stains, floor paint and a rough tamped finish all need removing before insulation and screed.
Grinding has limits. It removes local high spots; it cannot correct a floor that falls or dips over a wide area. Those floors are ground where needed and then levelled with compound or rescreeded. We also measure a screed before grinding it, since taking off too much leaves it thinner than its minimum depth, and a hollow or cracked base goes to concrete floor repair first.
