Concrete Floor Grinding in Southwark

Our own team grinds concrete and screed floors across Southwark with diamond heads and on-tool dust extraction, taking off high spots, lips between bays, laitance, old adhesive and paint so the next layer has a clean, sound face to bond to. It is preparation, done before levelling compound, a new screed or a flooring contractor's finish. Commercial floors in the borough are concentrated around London Bridge City, Walworth Road and the Old Kent Road, and a refit in any unit starts with whatever the last tenant left on the floor.

Grinding refit floors at London Bridge City and Walworth Road

A floor grinder spins diamond segments against the surface and cuts the top away in thin passes. That makes it the right tool for removing what a previous occupier left behind: carpet tile adhesive, vinyl glue, painted lines, thin coatings and the weak, powdery laitance on top of a screed. It also takes down the high spots, trowel marks and ridges where one pour met another, any of which would show through a thin new finish.

When an office at London Bridge City or a shop on Walworth Road or in central Peckham changes hands, the new fit out inherits whatever the last one glued down. Grinding back to clean concrete gives primer and compound a surface they can grip, instead of a layer of old residue that may let go later.

There is a limit to how much should come off. Every screed has a minimum depth, and grinding a thin one too hard can leave it weaker than it was designed to be. We confirm the build-up before taking more than the surface skin.

For very large areas or thick coatings, shot blasting or scarifying can be quicker, and our floor preparation service covers those methods. Once a floor is ground, it is ready for levelling compound on a Southwark refit, a new screed, resin laid by another contractor, or the flooring itself. Resin and polished concrete finishes are outside our work, and our grinders and diamonds are never for sale or hire. You are booking our team to carry out the grinding.

Dust, extensions and garages in Southwark homes

Concrete, screed and old tiles all contain silica. Grinding them produces respirable crystalline silica, a fine dust that harms the lungs, so we grind only with machines connected to dust extraction, and we sheet off doorways and neighbouring rooms before starting. In a block of flats, where landings and lifts are shared, that protection is part of the job.

Homes bring smaller grinding work. Where a rear or side return extension has a new slab meeting the original floor, there is often a lip along the join, and grinding it down comes before compound feathers out the rest. Rotherhithe's 1980s Docklands homes are reaching their first major refits, and lifting old carpet or vinyl in any home of that age can expose adhesive that must come off before anything new goes down. A garage being converted may carry oil marks and old floor paint on its slab.

Grinding will not correct a floor that falls away or sags across the room. It removes local high points; it cannot raise the low ones. On a floor like that, we grind the high spots and then level or screed. Where the slab is cracked or broken, concrete floor repair is carried out first.

FAQs

Concrete Floor Grinding in Southwark: your questions

Can concrete grinding level a floor that slopes?

Only partly. Grinding takes down ridges, lips and high spots, but it removes material rather than adding it, so a floor that falls or dips across a large area stays out of level. The usual answer is to grind the high points, then bring the low areas up with levelling compound or a new screed. We measure the floor first and price both steps together.

How much dust does floor grinding make in a Southwark flat?

Without extraction, a great deal, and the dust contains silica. Our grinders run connected to dust extraction units that capture it at the cutting head, and we seal doors and protect shared landings before starting. A little fine dust can still settle nearby, so we clean down at the end. Occupied buildings are planned around access times agreed with the managing agent.

Do you hire out floor grinders in Southwark?

No. We are a screeding contractor, so our grinders and diamond tooling are neither sold nor hired out. Our team brings the equipment and does the grinding as part of preparing the floor. Resin and polished concrete are also outside what we lay. If your project is across the river, see concrete floor grinding in Tower Hamlets.
