Preparing old slabs in Hackney Wick and Shoreditch
Warehouses being turned into flats and workspace bring old concrete with them. Inside a converted building, especially one that started life as a warehouse, an old slab may carry paint, sealers, adhesive from earlier fit-outs and patches of worn surface. Before anything new goes down, that has to come off.
Diamond grinding is how we do it. Heads fitted with diamond segments turn against the slab and remove its top surface in thin passes. Ridges, trowel marks, lips between bays and raised patches come down. Floor paint, thin coatings, adhesive residue and laitance go too, leaving clean, open concrete that compound, screed or new flooring can grip.
In Shoreditch and Hoxton, a converted warehouse may suit a polished or ground concrete finish, and some owners want the slab left on show. The grinding we offer is preparation only. Polishing and resin are separate specialist trades, and we leave a clean, sound surface for whoever carries them out.
Grinding has a ceiling. It flattens local high spots, but a slab that slopes or sags over a wide area keeps that shape. The usual answer is to grind the high points, then bring the floor level with compound or a new screed. Cracked or crumbling concrete needs repairs to the slab before grinding, and for large areas or thick coatings, shot blasting or scarifying through our floor preparation service may be quicker.
Grinding inside Hackney flats, shops and new schemes
Not every job is a warehouse. Shops and workspace on the ground floor of new schemes are often handed over as a bare slab or screed, and a newer floor can carry laitance and small lips between pours that need taking down before a tenant's finish goes in. 10% of Hackney homes were built in 2015 or later, and floors that new are the ones most likely to carry laitance.
In flats, grinding usually follows the removal of an old covering. Lifting tiles, vinyl or carpet can leave adhesive ridges and black bitumen glue that stop a new compound bonding. Where a ground floor extension meets the original house, the join may also need a raised edge ground back.
In a shared building, dust control is the first thing to plan. Every slab, screed and tile holds silica, and grinding turns it into fine dust that can reach deep into the lungs, so we grind only with extraction connected, seal the flat's doors and protect communal stairs and entrances. Working hours set by a managing agent are built into the programme.
Our machines stay with our own team: we neither sell nor rent out grinders. Once the floor is ground, levelling compound for Hackney floors or a latex skim before vinyl can follow on the same programme.
