Concrete Floor Grinding Contractors in Haringey

K & B grinds concrete and screed floors in Haringey to prepare them for whatever goes on next, with diamond heads, dust extraction and our own team on the machine. Commercial floors in the borough centre on two schemes: the new district centre at Tottenham Hale, and Broadwater Farm, where the rebuild includes an Energy Centre, a Medical Centre and an Enterprise Centre. Whenever a unit in places like these is refitted, the slab usually needs taking back to clean concrete before new flooring.

Commercial slabs at Tottenham Hale and Broadwater Farm

A diamond grinder spins segmented diamond heads against the floor, shaving the surface away a fraction of a millimetre at a time. That makes it a controlled way to remove exactly what is in the way: a raised joint between two pours, a ridge left by a power float, laitance on top of a screed, carpet tile tackifier, line marking paint or a thin worn coating.

In a commercial unit, those are the things that trip up the next trade. Levelling compound will not bond to laitance or glue. A sheet floor in a medical or office space will show every ridge. A specialist resin installer needs an open, clean surface. Grinding gives each of them a sound base, and the depth taken off is kept to what is needed so the screed or slab keeps its strength.

For a ground floor unit in Tottenham Hale's district centre or one of the Broadwater Farm buildings, the work usually falls between strip-out and fit-out. We grind, extract and vacuum the floor, then either hand it to the flooring contractor or carry straight on with levelling. Resin coatings and polished concrete are outside what we offer, and we do not hire or sell grinding machines or diamond tooling.

Where the area is very large or the coating is thick, shot blasting or scarifying can strip it faster than grinding, and both are covered by floor preparation. Wider commercial floor work is set out under commercial floor screeding.

Extension joins and old glue in Crouch End homes

A kitchen extension is a common addition to houses in Crouch End and Muswell Hill, and where the new floor meets the original one a small lip or ridge often appears along the line. A pass with the grinder takes that down so a thin smoothing coat and the new tiles or LVT can cross the join cleanly.

Inside older houses, lifting carpet or vinyl usually exposes old adhesive stuck to the concrete. Thin, hard residue grinds off well and leaves a surface a primer can soak into. Garage floors with peeling paint get the same treatment before a screed or new finish.

Grinding is the wrong tool for some floors. It takes down high points, but a floor that falls across the room or sags in the middle needs building up, not cutting down, and going deeper risks thinning a screed past the depth it needs. Then we grind the peaks and follow with self levelling compound for Haringey floors or a new screed.

Dust control is not optional. Every concrete, screed or tiled floor contains silica, and cutting into it throws up respirable crystalline silica, which is harmful to breathe. Our grinders run with extraction attached, doorways are sealed with sheeting and adjoining rooms stay protected throughout. For the same work close by, see concrete floor grinding in Hackney.

FAQs

Concrete Floor Grinding in Haringey: your questions

How much does concrete floor grinding cost in Haringey?

There is no published rate per m² we can quote, because the price depends on what is coming off, the floor area, access and the dust protection needed. A thin adhesive film on an open unit floor is a different job from a painted garage. Send photos and the floor size, and a fixed price comes back in writing within 24 hours.

Will grinding make my floor ready for LVT?

Grinding gets the floor clean and removes ridges, but LVT usually also needs a smooth, flat surface, often to SR1. On most floors that means grinding followed by a primer and a thin coat of compound. In a Haringey terrace, where floors often change from room to room, the two steps normally go together.

Can you grind a floor while the rest of the building is in use?

Yes, with planning. Because we grind only with extraction and sheet off the work area, dust stays contained. Noise is the bigger issue in a medical, office or residential building, so we agree working hours, routes for equipment and which areas stay open before we start. Let us know how the building is used at the quoting stage.
