Flat floors for Kilburn and Brondesbury flats
Floors in a converted period house rarely agree with each other. An old solid floor carries patches where pipes went through, a new bathroom sits a little proud, and an extension meets the original house at another height. Thin finishes give away every step and hollow.
After priming, the compound is poured and flows out into a smooth surface, usually 2mm or so at the thinnest and about 10mm at the thickest, with some products able to go deeper. We work to whichever flatness class the flooring maker sets. BS 8204 permits 3mm of deviation beneath a 2m straightedge for SR1, while SR2 tolerates 5mm and SR3 10mm. Many thin sheet finishes need SR1, so LVT and vinyl usually do.
Concrete, calcium sulphate, sand and cement and older floors each take a primer of their own. Old adhesive, paint and weak surface material have to be removed first, as part of our floor preparation work.
Compound is a top layer, never a repair for a floor that has failed. Poured deep to disguise a base that has come loose, turned damp or slopes badly, it can crack and debond. When the base has got that bad, a new hand-laid screed for a Brent period floor is the better answer. Where the base is sound and only wants the thinnest skim, latex screed may be enough.
Office and unit refits at Park Royal
Park Royal is a large commercial estate that sits partly in Brent, and the former Guinness brewery site there is now home to Diageo's head office. At Wembley Park, Quintain continues to add commercial space. When offices and units like these are refitted, the floor under old carpet tiles or vinyl is often not ready for a new finish.
A refit floor usually needs old adhesive removed, holes and cracks filled, a primer suited to the base and a levelling coat to the flatness the new flooring calls for. Quick drying compounds mean the flooring contractor can follow on soon after, so the fit-out holds its dates.
Where a unit floor needs more than levelling, such as a new wearing screed, it moves over to our commercial screeding service. If you need resin, polished concrete or a structural power floated slab, that is another contractor's trade.
For a quote, send the floor area, the current finish, the flooring to follow and the date the fitter is booked. We give a written, fixed price within 24 hours, so the levelling can be slotted into the fit-out.
