Grades and products for Wembley Park and Alperton
Engineers put calcium sulphate screed on their drawings as a CA code, defined in the European screed material standard. The C number is how much crushing load it takes and the F number how much bending, with N/mm2 as the unit for both. Light domestic traffic calls for CA-C20-F4. Houses, flats and offices in general take CA-C25-F5, and floors facing heavier use get CA-C30-F6.
At Wembley Park, where Quintain continues to build commercial and residential space, and on the former Northfields industrial land beside the Grand Union Canal at Alperton, now being redeveloped by St George, the project engineer writes the specification and we pour the grade it names. Where faster drying or a thinner section matters, a specification may ask for an alpha hemihydrate based product, which is then laid to its maker's sheet.
Flat floors suit it because it hardly shrinks. Wide bays go down with hardly a joint, on top of insulation, sound-deadening mats and heating pipes. Door thresholds and the edges of heating zones still take joints, and we mark that layout out before the pour.
Keep it well away from any floor that might get wet. Bathrooms, plant rooms and bin stores in a block need a flowing screed with cement as the binder, or sand and cement laid by hand in Brent. For a fuller account of the material, read our explainer on anhydrite screed.
Before flooring goes on Brent anhydrite floors
Pouring is only part of it. As calcium sulphate cures, laitance, a thin and weak surface skin, forms on top. Glue and smoothing compound both struggle to grip that skin, so it is sanded off when the moisture level allows, and a primer meant for calcium sulphate goes on before anything else.
Moisture testing follows. Flooring makers commonly allow a calcium sulphate base less moisture than a cement one, so a reading a cement screed would pass can fail on this one. Our check is a hygrometer reading, not a count of days. Where the screed has heating pipes in it, running them from about 7 days usually dries it faster.
On a big scheme with many plots, such as the towers at Wembley Park, those stages are easy to lose between trades. We write down our drying and laitance advice so each flooring contractor begins on a floor that is tested, sanded and primed. When an older anhydrite floor has cracked or come away under its finish, our screed repairs put it right.
