Level floors for Stockley Park and Uxbridge offices
Stockley Park hosts more than twenty companies, and Uxbridge Business Park and the offices at The Old Vinyl Factory in Hayes add more. When an office changes hands, the floor underneath often needs work before the new finish goes down. Old carpet tiles and adhesive come up, cable trenches leave gaps, and the slab may dip where partitions stood. Moving walls, new kitchens and tea points all leave their mark on the base, and a floor that was acceptable under old carpet can fall short of what a new finish needs.
Raised access flooring tolerates a little unevenness, but carpet tiles, vinyl and hard wearing finishes do not. On an office floor at Stockley Park, flatness is checked by laying a 2m straightedge down and measuring the biggest gap beneath it: 3mm at most for SR1, 5mm for SR2 and 10mm for SR3. Thin sheet finishes frequently call for SR1.
We prime the slab, pour the compound and let it run out smooth, normally between about 2mm and 10mm thick, though a few products can be built up further. On an Uxbridge refit with a hard deadline, fast drying products hold the dates. Each base gets its own primer: concrete, a sand and cement topping and calcium sulphate screed all differ.
On a worn or contaminated slab, the surface may need grinding or cleaning first, which our floor preparation service covers. For larger fit-outs involving new screed as well as levelling, see our commercial screeding service. Resin coatings, polished concrete and sanding timber boards are not part of what we offer.
Cracked concrete floors in Ruislip and Hillingdon semis
Cracked old concrete is typical of the semis built between the wars and after 1945 in Ruislip, Ickenham, Eastcote and Hillingdon. The borough has plenty of such houses: 25% of its homes were built between 1945 and 1972, on top of the large inter-war stock.
If the floor is sound, with fine cracks but no loose or hollow areas, a compound over the right primer gives a flat surface for LVT or tiles. Where a new rear extension meets the old house, a feathered compound can blend the two floor heights so the new flooring runs through without a lip.
Compound is not a cure-all. Over a slab that has sunk or broken up, a thick layer will probably crack and lift. Where the original slab is failing, the honest answer is to dig it out and lay a new one, and our Hillingdon sand and cement screed page explains how. For a thin skim of a few millimetres, a latex screed may do. The same levelling service covers floor levelling in Hounslow nearby.
