Sand and Cement Screeding in Hillingdon

In Hillingdon our sand and cement floors are mixed on the spot, then packed down and trowelled by hand into a dense, level base. Northwood's bigger detached houses often have the full ground floor stripped and relaid with insulation and screed at once, and working room by room with a site mix suits that. A site mix also suits the cracked old concrete floors found in the borough's inter-war semis, as well as wet rooms, garages and small rooms where a pump is more trouble than it is worth.

Whole ground floor rebuilds in Northwood

When a whole ground floor is rebuilt, the old slab or tired screed comes out, a membrane and insulation go down, and a new screed is laid over the top. On a big detached house that is several rooms, hallways and often a utility or boot room, each with its own threshold to meet. Mixing on site and laying by hand lets each of those Northwood rooms be finished to its own level.

The depth follows the build. Over insulation, a house floor goes in at 65mm, while commercial space takes 75mm. A bonded screed, fixed directly to a sound slab, runs from 25 to 40mm, useful when there is no room for anything thicker. Our screed depth guide sets out each figure in full.

For 2026, UK pricing puts a sand and cement floor somewhere from £18 to £25 per m². Adding fibres, which help control cracking, costs about £1 to £3 per m² more. Where a floor must dry faster, a quick drying mix shortens the wait.

Hillingdon's older homes are mostly twentieth century rather than Victorian. Just 4% of the borough's housing predates 1919; the semis of Ruislip, Ickenham, Eastcote and Hillingdon itself mostly come from between the wars and just after. Those houses often have original concrete floors that have cracked over time, and when one is past saving, sand and cement is a sound choice for the replacement, compacted and finished to a level base for any covering.

Wet rooms and garage floors in Hillingdon houses

Some rooms need cement. Shower floors you walk straight onto, and full wet rooms, slope down to a drain, and that slope is simple to form when the mix is laid by hand. Since calcium sulphate cannot be left sitting damp, these rooms get cement as a matter of course.

Garage conversions are another job suited to a site mix. The old garage slab usually slopes towards the door and sits below the house floor. We put down insulation and a membrane, then build the screed up until the converted room sits flush with the hallway. Each layer is explained in our guide to garage conversion floors.

Of Hillingdon's homes, 20% are terraced. In a terraced house there may be no parking outside and no side access, and a sand and cement screed can be barrowed through the front door without a pump waiting on the street.

The price you pay is the wait. Allow a day for each of the first 40 millimetres and longer for every one past that, so a 65mm floor can leave the tiler waiting weeks. Where the existing Ickenham slab is firm and only out of true, a coat of levelling compound could save you the rebuild. Towards the east, there is a sand and cement page for Ealing as well.

FAQs

Sand and Cement Screed in Hillingdon: your questions

How thick should sand and cement screed be in a Northwood rebuild?

Laid on insulation in a Northwood house, it floats at 65mm. Where heating pipes run through it, plan on around 45mm over the top of them. Stuck straight down to concrete that is in good shape, 25 to 40mm can be enough. What settles it room by room is the finished height you need and the thresholds the new floor has to meet.

Why is my old concrete floor in an Ickenham semi cracking?

Concrete put down in the 1930s rarely had much insulation under it, and some had no membrane at all. Over decades, movement, damp and settlement can open cracks and leave hollow patches. If it is sound, levelling compound may fix the surface. Once it starts to break up, the only real fix is to take it out and lay a fresh screed.

Can sand and cement screed be laid in winter in Hillingdon?

Yes, as long as the building is weathertight and the temperature does not fall near freezing while it cures. A cold spell drags drying out, so give it longer before the flooring goes on. Frost can damage fresh screed, so doors and windows must be in and some background heat helps. We plan the day around the conditions.
