Flats in Hayes and extensions in Ickenham
Flats make up 30% of Hillingdon's homes, and a flat floor is a natural fit for pumped screed. It is usually one large area over insulation or an acoustic layer, often with heating, and it needs to come out flat for LVT or engineered boards. The screed is mixed off site, pumped through a hose and levelled in one visit, and it flows around pipes without leaving voids.
Some 16% of Hillingdon homes were built since 2000. In newer blocks the floor build-up is fixed on the drawings, so the screed depth over the acoustic layer is set before anyone arrives on site.
Older houses use it for different reasons. A semi in Ickenham or Eastcote with a new rear extension ends up with one long room across old and new. Liquid screed can be laid to an exact finished level, so the extension meets the existing floor without a step, and its low shrinkage means far fewer joints than a hand-laid mix.
In an Ickenham house laid over insulation, the minimum is around 35mm; an office at Stockley Park would start nearer 40mm. A finish to SR1 or SR2 flatness is normally well within reach. The mix itself comes calcium sulphate or cement based, and what the room will be used for settles which one you get. The trade-offs against a site mix are set out in liquid screed vs sand and cement.
Pumping to Ruislip and Northwood houses
The pump needs to park within hose reach. A house with a front drive makes that simple. Where there is none, a hose can run through a hallway protected with sheeting when the extension is only reachable through the house. We ask about the route, the parking and any restrictions before the day so nothing stops on the street.
Upper floors can be reached by hose. On a block of flats the line goes up the stairwell, and the length is priced into the quote. Stair carpets and lift lobbies are sheeted before the hose goes in.
It takes light foot traffic again within 24 to 48 hours. Being ready for flooring is another matter: allow about a day for each millimetre through the first 40mm, more after that, with heating, airflow and the season all making a difference. If underfloor heating is going in, cover depths and the heat-up plan are on the Hillingdon underfloor heating screed page. Where the job needs dedicated pumping only, our screed pumping service covers it. Over the border to the east, see our pumped floors in Harrow too.
