Harrow View and central Harrow: liquid screed in flats
Flats in purpose-built blocks account for 26% of Harrow's homes, and 16% of all homes were built in 2000 or later. New flats at Harrow View and in central Harrow use liquid screed laid over acoustic layers, and Wealdstone also has newer flats on its High Street and George Gange Way.
The acoustic part matters in flats. Sound from footsteps travels through a floor into the flat below, so the screed floats on a resilient layer rather than bonding to the slab. Liquid screed suits that build-up because it flows out evenly over the layer without compaction, so the layer is not damaged or pushed out of place.
On large floor areas it is quick. A whole apartment floor can be done in one visit, with the mix running from the mixer down the hose and finding its own level. Because it shrinks less than a sand and cement floor, it needs far fewer joints, and thin finishes get the SR1 or SR2 regularity they ask for without much trouble.
A floating pour in a Harrow flat begins at about 35mm deep, and at about 40mm on a commercial floor. Where heating pipes run underneath, keep a minimum of 25mm of screed above them. Liquid screed can be calcium sulphate based or cement based, and the choice depends on where it goes. Our anhydrite screed page for Harrow explains the calcium sulphate specification. For a comparison with traditional screed, read which screed to choose.
Pumping into a Pinner or North Harrow semi
Inter-war semis in Pinner and North Harrow are often extended at the rear or side, and an open-plan kitchen extension is a natural fit for liquid screed. It covers the whole floor in one go, lays flat across a wide room and is usually walkable within 24 to 48 hours.
With a front drive, the pump and mixer set up off the road and the hose is laid down the side of the house to the new room. Where there is no side access, it can come through the house, with floors protected along the way. Upper floor rooms can be reached through a window or up the stairs.
Drying still takes time. Walkable and ready for flooring are two very different things. Each of the first 40 millimetres needs around a day to dry, deeper screed is slower again, and the moisture meter, not the calendar, picks the flooring date.
For very large pours, our screed pumping service page explains how the pump works, though we do not hire out pumps. Nearby, see liquid screed in Bushey.
