Screeding in Harrow

K & B Screeding lays floor screed across Harrow, from Pinner and Stanmore to Wealdstone and central Harrow, and levels floors ready for new finishes. Harrow's defining feature is its inter-war housing: 51% of homes in the borough were built between 1919 and 1944. That puts extensions and ground floor refits at the centre of the borough's floor work. From our Slough base, Harrow lies about 13.5 miles east-north-east, and no work starts until you have agreed the price.

Three kinds of Harrow floor, and the screed for each

Census 2021 counted 261,203 people in the borough, spread across Harrow, Pinner and Stanmore, its three main towns, and the neighbourhoods around them. Rather than list products, it helps to sort the borough's floors by building.

The first kind is the inter-war semi. In Rayners Lane, North Harrow and Pinner, these houses suit rear and side extensions and ground floor refits with insulation and underfloor heating, often where the old concrete floor has cracked or settled. A heated extension floor needs the right pipe cover, which our underfloor heating screed page for Harrow explains. Where the old concrete ground floor is being replaced, the new build-up may be a hand-laid sand and cement screed or a poured one, depending on room size.

The second kind is the older terrace. Wealdstone has Victorian and Edwardian terraces, and houses there may need a new damp proof membrane before any screed goes down.

The third kind is the new flat. New flats at Harrow View and in central Harrow use liquid screed with acoustic layers. For open floors like those, see liquid screed in Harrow, and where drawings name a calcium sulphate grade, anhydrite flow screed covers the specification.

Many floors need neither a new screed nor a rebuild, only a smooth surface for new flooring. Self levelling compound handles that.

Booking a pour around a Rayners Lane or Kenton build

On an extension, the screed is booked by the build, not the other way round. Before we pour, the extension should be closed in against the weather, glazed, with its doors hung and the wet plaster done. Heating pipes, if any, are laid and pressure tested first. Your flooring fitter is the last trade through the door, once the new screed has had its drying time.

If your semi has a drive, we park the mixer and pump on it and take the hose down the side passage to the back. Terraces such as those in Wealdstone are a different matter: mention parking and how we reach the back when you send the job details, and we can plan the day around it.

Business premises are another job altogether. Wealdstone was Harrow's industrial centre, and its Waverley Industrial Estate is still in industrial use. The council keeps a register of industrial estates across the borough, and mixed use development on the former Kodak site also includes commercial space. When a unit there changes tenant, the floor might want repairing, grinding back or a fresh wearing course, all of which sit under screeding for commercial premises.

Parts of the borough we cover include Belmont, Canons Park, Greenhill, Harrow on the Hill, Harrow Weald, Hatch End, Headstone, Roxeth, South Harrow and West Harrow.

FAQs

Screeding in Harrow: your questions

Which areas of Harrow do you cover?

The whole borough, including Pinner, Pinner Green, Pinnerwood Park, Hatch End, Stanmore, Little Stanmore, Kenton, Wealdstone, North Harrow, Rayners Lane and central Harrow. Postcodes here include HA1, HA2, HA3, HA5, HA7 and HA8. Every job starts the same way: send the details and receive a written, fixed price within 24 hours.

How much does it cost to screed an extension floor in Harrow?

For a rear extension on a Rayners Lane semi, start from the 2026 UK range: hand-laid sand and cement between £18 and £25 per m², pumped liquid screed between £24 and £31 per m². For an extension, the price also depends on depth, insulation, whether underfloor heating is going in and how the materials reach the room. Our written quote breaks each of those items down so you can compare like with like.

Do I need a new screed or just levelling in my Harrow semi?

That comes down to what state the old slab is in. If the old concrete is cracked, sunk or damp, it usually needs replacing with a membrane, insulation and new screed. A slab that is solid but bumpy can often just be levelled with compound. We will look at photos or visit, then recommend the smaller job if it will do.
