Liquid screed in Ashford extensions and flats
A liquid screed is delivered ready mixed and pumped through a hose onto the insulation or heating pipes. Because it levels itself, a large open floor is poured in one go without hand compaction, and the result is dense and flat to SR1 or SR2.
That suits the rear extension well. The new floor is usually open, often continuous with a kitchen, and it has to meet the old house at a set height. A domestic liquid screed can be laid from about 35mm, compared with 65mm for traditional screed, which leaves more room for insulation within the same finished level.
Ashford's flats suit it too. 26% of Ashford's homes are flats of one kind or another, and a pour across a whole apartment floor with few joints is where a flowing screed saves most time. Upper floors are reachable as long as the hose has a route.
Heating pipes are no problem either: the screed runs right round them and leaves no gaps. Shrinkage is slight, so an Ashford kitchen-diner of decent size needs only a handful of joints, where sand and cement would need many more.
There are two main types. Calcium sulphate based liquid screeds are widely used in dry rooms, while cement based ones are the choice where a floor may get wet. The anhydrite flow screed page for Ashford goes into the calcium sulphate side.
Reaching the room in Ashford Common and Chattern Hill
The pump stays outside, on a drive or the road, and the hose runs to the room. On a semi, the route is usually through a side passage or gate to the rear. No side gate? Then the hose goes through the house, with the hall floor and door frames covered as it passes.
Before the day we want two things settled: a parking spot for the pump and the delivery lorry, and the length of hose the run will need. Main roads such as the A30 and A308 run along parts of the town's edges, so a house off a quieter side street is simpler to set up at than one fronting a main road.
Give it 24 to 48 hours after pouring and it will usually bear someone's weight. Floor coverings wait longer, until the screed passes a moisture test. For the bigger picture on choosing a screed, read liquid screed versus sand and cement. If the house has no practical access for a pump, a hand-laid sand and cement screed for Ashford homes is the fallback.
