Rebuilding ground floors in West Watford and Callowland
A ground floor without a membrane lets damp rise through it. In an older terrace that often shows as lifting flooring, a musty smell or a solid floor that has cracked and crumbled. The fix is not a new covering on top but a rebuilt floor.
The old floor is broken out and the ground beneath dug down to give room for the new build-up. A damp proof membrane goes in, lapped up the walls, then insulation, then a screed. Our insulation and membranes service supplies and fits those layers, so the whole floor is built by one team.
Once that rebuilt floor is insulated, the screed floating on top wants to be about 65mm in a house, or about 75mm for commercial use. Where the concrete base is sound and depth is tight, a bonded screed stuck directly to it can be 25 to 40mm. Our page on how thick a screed should be shows how the depth is worked out.
Hand-laid screed suits these houses in other ways too. The rooms are small, hallways narrow and doorways awkward, and mixing on site avoids needing a pump in a terraced street. It is also happy in wet areas that rule calcium sulphate out, and it can be loaded sooner. Add fibres and it resists cracking better; add a rapid drying agent and a tight programme gets back some time.
Wet rooms, garages and drying times in Watford
Two jobs beyond the terraces suit sand and cement particularly well.
In a wet room, the screed is shaped with a slope that sends water to the drain. Sand and cement copes with the moisture that rules out calcium sulphate, and it is tanked before tiling.
A garage conversion usually starts with a low, uneven slab. A screed over insulation and a membrane brings it level with the rest of the house, turning the garage into a proper room.
Expect any hand-laid floor to take longer to dry than a pumped one. The first 40mm loses its moisture at roughly a millimetre a day and the rest more slowly, so 65mm means a wait of weeks. Keep the room ventilated, protect it from frost and do not rush it with heaters. We give the go-ahead for flooring from a hygrometer reading, never from the calendar.
On 2026 UK published prices, this screed costs £18 to £25 per m², and fibres add another £1 to £3 per m². Rickmansworth homes are covered on hand-laid screed in Rickmansworth.
