Grinding for Trade City and Harlequin Shopping Centre refits
A retail or trade unit being refitted rarely has a clean floor. Under the old finish there is usually a mix of carpet tile glue, vinyl adhesive, painted walkways, the outline of old counters and the odd patch of repair mortar. Grinding is how that gets cleared. Diamond segments on rotating heads shave the top off the slab in thin passes, cutting through residues and coatings, taking out ridges and trowel marks, and bringing down the lips where concrete bays meet.
The result is a sound, open surface. That is what a primer and levelling compound need, what a new bonded screed needs, and what a resin installer will ask for before their own system goes on. We prepare the floor; resin and polished concrete are laid by other trades, and we neither sell nor rent out grinders or diamond tooling.
The Harlequin Shopping Centre opened in 1992, and any shop floor refitted several times since then can carry layer upon layer of old finishes, each with its own adhesive. Industrial and trade units more often carry painted concrete, sealers and worn bay joints, Watford Business Park, whose roads include Faraday Close, Caxton Way and Greenhill Crescent, has had its gateway rebuilt as flexible commercial units, and space let to changing occupiers needs its floor prepared again whenever the finish changes.
Some floors suit other methods. Very large areas or thick coatings are often cleared faster by shot blasting or scarifying, both part of our wider floor preparation service. Where the unit then needs a new or repaired screed, our commercial screeding team can follow on.
Grinding garages, extensions and older floors in Watford homes
Homes need grinding for smaller, more specific reasons. When carpet or vinyl comes up from a concrete floor in an older house, hard black adhesive or paint is often left behind. Some 14% of Watford homes were built between 1973 and 1999, and floors of that age have often been through at least one covering already. Grinding takes the residue back to sound concrete so compound or new flooring can bond.
Extensions add another job. Where a new slab meets the existing floor, any lip along the join will show through LVT or large tiles. Grinding the raised edge is often simpler than building everything else up. New slabs in extensions also carry laitance, which comes off before thin finishes go down.
Garage conversions are the third case. Oil marks and flaking paint on an old garage slab must come off before membrane, insulation and screed go in.
Grinding does have limits. It removes local high spots but cannot correct a floor that slopes or sags across a room; that floor gets its high points ground, then compound or screed. Taking too much off a screed can leave it under its minimum depth, so thickness is checked first.
Because concrete, screed and tiles all contain silica, every grinder we run has dust extraction attached, and neighbouring rooms are sealed off. We cover Garston, North Watford, Holywell and Carpenders Park alike, and nearby there is floor grinding in Borehamwood.
