Replacing worn original screeds in Tadley houses
An original screed that has worn out shows it in a few ways: cracks that open and close, a surface that dusts when swept, patches that sound hollow when tapped, or tiles that keep lifting. Laying a new floor covering over it will not last. The answer is to break it out, check the base underneath and lay a new screed.
Once the old floor is up, there is a choice. Where the base below is sound concrete and height is tight, a bonded screed can be fixed straight to it at 25 to 40mm. Where there is room for insulation, which there often is once an old floor comes out, the new screed floats on top of it at about 65mm in a house, or 75mm on a commercial floor. Our screed thickness guide explains which suits which base.
Hand-laid screed is mixed on site and compacted in bays, then finished with a float. That makes it practical for single rooms, hallways and the awkward corners of an older house, where setting up a pump is hard to justify. Fibres can go in for better crack resistance at roughly £1 to £3 extra a square metre, or a rapid drying additive when time is short.
What you trade away is drying speed. Liquid would dry faster; this takes roughly a day per mm across the first 40mm and slower again past that, so build that in before the flooring is booked.
Garage conversions and wet rooms in Tadley
Garage conversions in Tadley often need the floor raised. A garage floor is usually lower than the house, so it gets built up with insulation and new screed until the converted room meets the house without a step. Sand and cement works well here, because we can bring it up to exactly the height required. Each layer, from the old garage slab up to the finished level, is shown in how to screed a garage floor conversion.
Sand and cement is also simply the correct material for a wet room or walk-in shower. Those floors slope to a drain, and water does not weaken a cement screed in the way it can weaken calcium sulphate.
Terraced houses make up 23% of Tadley's homes. In a terrace, where there may be no drive for a pump, hand-laid screed brought through the house in barrows is often the practical route.
If only part of a floor has failed, a repair may be enough; see screed repairs. Just up the road, the same hand-laid work is covered on our Newbury sand and cement page.
